Wine estate for sale in Chianti close to Florence. Highly representative of Tuscany in its landscape and characteristics, this traditional property produces high quality wines including Chianti Classico DOCG. Immersed in the Florentine countryside in a region of significant historical importance from the era of the Medici, the property is surrounded by an expanse of vineyards with alternating olive groves and large oak woods. The villa of approximately 340 m² was built in the tuscan style with typical finishes such as wooden beams, terracotta tiles and other fine details. The property is reached via a dirt road surrounded by greenery with the main entrance at the front garden where there are tall trees, a beautiful lawn and lovely views. Distributed over two levels, on the first floor is the main entrance onto a loggia and a terrace perfect for outdoor dining. A beautiful bright hallway leads to a splendid living room overlooking the hills complete with an evocative fireplace. There is also the dining room and a professional kitchen. In total there are five bedrooms, two of which have en-suite bathrooms. One of the bedrooms has access to a mezzanine floor accessible by a spiral staircase where there is a fully equipped kitchen giving the opportunity to create a separate private apartment. On the ground floor are two rooms, one of which is now used as an office and wine exhibition space and the other the wine cellar. To complete the property is a large fully operational “vinsantaia” with all the necessary equipment for the wine production including barrique barrels and tanks. There is also an annex to be restored which has a kitchen, a living room, two bedrooms and a bathroom. The property has 42 hectares (103+ acres) of land of which 9 hectares (22+ acres) are vineyards and the rest woodland. The property has independent boiler heating, water and sewage systems and electrical and telephone connections. In addition are two artesian wells and three water deposits of 200.000 liters. Panzano in Chianti, within the beautiful Florentine countryside was historically a land in dispute by the cities of Siena and Florence due to its important location. The situation was the cause of numerous destructions and reconstructions so that today only the original medieval historic center remains incorporated into the bell tower of the church. On approach, the town’s ancient characteristics are in evidence with part of the original walls surrounding the town. Moving inwards one meets modernity in Piazza Gastone Bucciarelli with its shops and restaurants. The rest of Panzano has the typical atmosphere of Tuscan towns, rich with sights and activity. The region produces world renowned goods such as cured meats, wine and other local specialities, all of which help to make life a pleasure. Villa → City center: 4,3 km Panzano → Firenze: 39,1 km Panzano → Firenze “ Santa Maria Novella “ railway station: 42,5 km Panzano → Siena: 39,6 km Panzano → Pisa Airport “Galileo Galilei”: 92,6 km

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
