The building complex for sale is located just a few kilometres from the Tuscan village of Lucignano, surrounded by medieval walls, right at the heart of Valdichiana.

This group of stone-built properties (a total of approximately 740 sqm) is completed to a builder's finish and it features a main house and further smaller annexes located on a flat land with lovely views of the surrounding Tuscan countryside.

The main house (approximately 500 sqm) is organised on 3 floors and is already stunning with spacious rooms and enormous arched windows and door openings.

The spaces are distributed as follows: Ground floor: entrance, sitting room, dining room, kitchen, guest bathroom, stairs accessing to the first floor.

First floor: sitting room, kitchenette, master bedroom with en suite dressing room and bathroom with separate bath and shower. Second bedroom with ensuite bathroom and third bedroom with ensuite bathroom.

Second floor: bedroom with ensuite dressing room and bathroom with separate bath and shower.

Close to the main house 4 smaller buildings (one of which, the Caretaker house, is on two floors) are in place. These buildings will provide additional one/two-bedroom accommodation built with the same techniques.

First guest house: (59 sqm) entrance, bedroom with ensuite dressing room and bathroom. Second Guest house: (85 sqm) entrance, sitting room with kitchenette, 2 bedrooms each with ensuite bathroom.

Caretaker house (68 sqm): ground floor: sitting room with kitchenette. First floor: bedroom with ensuite bathroom.

Fitness and bathroom (28 sqm).

A fifth building, a little further away from the main cluster, has been planned and constructed as a 43 m² pool house with a fully equipped kitchen, bathroom, dressing room, storage room and a 10 m² shady pergola, perfect to relax.

Furthermore, an underground garage with direct access to the main building is available.

5 hectares of land surround the properties and access to them is by means of an excellent gravel road.

All of the tedious work e. g. the planning, the digging, the levelling of the land, has all been done so it is already fairly easy to imagine what a stunning development this will eventually be.

The pleasurable things: the type of flooring, the bathroom and kitchen fittings, the choice of windows and doors, the interior colours, will be up to the new owner.

The location, as mentioned, is convenient but it is quite difficult to convey how lovely the land is as it is on a slightly lower level than the buildings and sweeps away from them in swathes.

Location: Lucignano — 2 kms, Sinalunga — 8 kms, Arezzo — 25 kms, Cortona — 27 kms, Siena 45 kms.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
