Castelnuovo Berardenga: Farmhouse lies deep in the green hills and nature of Chianti, Siena The nearest hamlet, Rosennano, is 2 km away, the town of San Gusmè is 5 km away and Siena can be reached by car in half an hour.

The closest airport is Florence (80 km), while Rome Fiumicino and Rome Ciampino are respectively 230 km and 250 km away.

The property is independent, located on a hilltop, surrounded by the unspoilt countryside. The main building dates back to 1811.

The property is 150 meters away from the local access road and is hedged by holm oaks and cypresses, which provides a high level of privacy and separates the property from the street. Opposite the farmhouse there is a huge open space, on two levels linked by footpaths; the swimming pool is currently under construction in a secluded area and the digging out has been already performed (planning fees for the swimming pool paid).

The main building is set on three levels and covers an overall area of about 500 m²

The ground floor is composed of an entrance hall, a spacious living room with fireplace, a big separate fully furnished kitchen with fireplace, bathroom, laundry room, a huge dining room with fireplace and a second bathroom serving the living area. All rooms are finely furnished and finished and light-filled.

The kitchen as well as the dining room and the living room provide access to the outer area. The kitchen is 50 m² floored area serving as an absolutely secluded dining area to enjoy in spring and summer time. From the entrance hall of the ground floor a staircase connects to the upper floor hosting a huge living room and the sleeping area.

The upper floor can also be reached via an outside staircase on the opposite side to the main entrance.

From the first floor, an internal staircase leads to the second floor consisting of a tower used as a studio and a private bathroom.

Cotto tiles have been used for the floors and wooden beams for the ceiling of every room, some original.

Three outbuildings complete the property: the first one (35 sqm) is located on the right side of the main building, totally restored and is composed of a big living area with kitchenette and a bathroom.

An external staircase made of cotto and stone takes to the roof/terrace.

The second annex is about 120 sqm, located on the back side of the main building and is set on two levels.

The external part has been restored while the inside is presently a rough construction, with cotto pavement connecting it to the farmhouse.

This way leads to the secondary entrance of the farmhouse. Such annex is composed of three rooms and a bathroom at the ground floor and three rooms with three bathrooms on the first floor. Just outside the outbuilding an external space overlooks the luxurious nature, with a spectacular view on the countryside; The third one is about 80 m² and is on two levels, with restoration works presently in progress. Once finished, the ground floor will be composed of a big living room with kitchenette and a bathroom, while the first floor will serve as night area with two bedrooms and two bathrooms (all the planning fees have already been paid);

The property land is 9 ha, of which 4 of grove, 4 with olive trees and 1 of arable land.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
