This beautiful village for sale is one of the latest and most interesting building complexes in Tuscany, one of the most desirable areas from those who want to spend moments of relaxation in contact with nature and the testimonies of the past. Located not far from the Etruscan town of Chiusi, very close to important cultural and historical attractions like Siena, Pienza, Montepulciano, Montalcino (or the known area of Chianti) Lake Trasimeno and other.

The farm, inserted in the hills of olive groves has origins dating back to the late 1600s, when it was purchased by Francesco I de' Medici; in the first half of the '700 there was built a small church, then rebuilt in 800 in neoclassical style. A few meters away, there is the manor house, whose eighteenth-century charm, has remained intact over the centuries; by an Italian garden, surrounded by two lemon trees, it leads to the park surrounding the villa.

The hill where is located the property is overlooked by an elegant 18th century villa which gives on a beautiful garden. Spread out over the surrounding area there are many other buildings included an attractive little church. The homes of the peasants who worked on the farm, establishments and other farmhouses were built in the late 19th century.

Through a skillful renovation of these rural houses, it has developed the real estate complex object of the sale. The property is surrounded by a park of one hectare of lush vegetation, where there are also a swimming pool, a gazebo, parking, barbecue and a tennis court. Is part of the structure an additional 1.6 hectares of agricultural land.

The village consists of 13 functional and welcoming apartments, immersed in the characteristic elements of the Tuscan countryside. For a total of 900 m² plus 100 m² of warehouse

Apartment type A2 + 2 persons 50 m² 1st or 2nd floor: living room with sofa bed, kitchenette, bedroom, bathroom with shower or bath.

Routes: Tuscany offers its visitors the famous ”wine roads“ that are the highlight in the Vino Nobile di Montepulciano areas and the famous Brunello di Montalcino, or even of the lesser known but still important Doc Valdichiana wines and Cortona.

ThermaeThey are available pools and thermal spa of which the region is rich and disseminated by ancient extinct volcanoes. In particular we remember San Casciano dei Bagni with its ancient Baths and Thermal Centre Fonteverde Spa one of the most well known internationally, Bagni San Filippo, Bagno Vignoni and Chianciano thermae. In the locality of Panicale, just 15km away, you can play golf in the nine-hole course of the Golf Club Lamborghini, over a beautiful, hilly landscape of Lake Trasimeno

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
