Monte San Savino: Historical villa in Leopoldina style in a beautiful hill top position just a few km from Arezzo with a splendid view on Tuscan countryside. The luxury property is composed of villa, two annexes, semi covered swimming pool, tennis court with 7 hectares of land.

Dating to XVI century, the villa represents one of the oldest and most important houses of the area, surrounded by a park with old holms.

At the entrance of the house there is a reproduction of exact copy of frescos representing the cycle of ”Legend of the True Cross“. It describes the battle between Eraclio and Cosroe, in which the Byzantine Emperor Eraclio, who lead the Christian troops, defeated the Persian king Cosroe and recovered the Cross.

During the centuries the main house was flanked by two other buildings inside the park realized with local stone and cotto tiles.

The property is composed of three buildings: a villa of XVI century of 800 smq and two annexes of about 200 m² each one surrounded by 7000 m² of garden with oaks, heated swimming pool of 25 sqm, tennis court with synthetic grass and private parking.

The buildings have been restored during the last years with antiseismic solutions and completely renovated to guarantee the best comfort for installations for better care of the guests

The bedrooms and the other rooms are individually designed with original elements like the wardrobes, ancient furniture, wrought iron beds, typical Tuscan fixtures with stick closures. Another original characteristic of this villa are the reproductions of famous paintings from local artists.

Near the swimming pool there is a barbecue complete with tables and chairs for 20 people.

The villa is composed of: entrance, living-room, dining-room, kitchen with Carrara marbles, wardrobe, large cellar, laundry, large wood oven, 12 bedrooms, 7 bathrooms, a large terrace and the tower.

The apartment consists of: living room, two bedrooms, bathroom and kitchen.

Another apartment is build in one of the annexes, their surface is about 100 smq each.

The estate is surrounded by 6 hectares of park divided in 1 hectar of vineyard, 200 olive trees, a little orchard with peaches, apricot, apples, pears, figs, cherry and walnuts.

Energetic Classification C 56,91 kwn2.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
