The castle is located in the heart of the traditional Piedmontese Borgo. It has preserved the original fortress walls, which makes it an architectural landmark. The property includes a dense park of about 4,700 m² with centuries-old trees and various fountains, located on several levels between the castle, the former stables and the fortress walls.

5-storey castle of 1563 m² with a tower. The main floor is a reception room, halls with frescoes from the early 19th century, and a gallery. The second and third floors include 9 air-conditioned rooms with bathrooms. The first semi-basement floor is a restaurant with vaulted ceilings and a fireplace, professional kitchen and cellars. Second basement floor — technical rooms.

Three-storey building of former stables of about 525 m². Ground floor — hall for receptions and congresses, bar, two storage rooms and a bathroom for people with disabilities. Top floor — an apartment with two bedrooms and a bathroom, three storage rooms, a second kitchen, laundry and bathrooms. Basement floor — storage and technical premises.

The castle acquired its modern appearance as a result of numerous transformations that took place over the centuries at the request of different owners. During the last reconstruction, the coffered ceiling of the main floor, valuable frescoes in its halls and the majestic east tower were made.

During the renovation works to convert the castle into an elite hotel and place for exclusive ceremonies, the old atmosphere of the building was preserved and, at the same time, the common spaces and rooms were modernized in accordance with the highest technical standards, making them as comfortable as possible for use.

The property has been used as a hotel for many years and, in addition to serving tourists, specializes in organizing banquets and congresses.

There is an opportunity to open a separate restaurant with 25 seats. During the summer, the number of seats can be increased by placing outdoor tables in the park.

Location and nearby infrastructure

The castle is located 10 minutes' drive from Alessandria, less than half an hour from Asti (25 km) and Acqui Terme (30 km). This hilly vineyard area between Monferrato and Langhe is famous throughout the world for its wines. Due to its history, the area has been listed as a UNESCO heritage site.

Convenient location of the property in relation to Milan (100 km), Genoa (96 km) and Turin (75 km), about an hour by car. The nearest airport is in Genoa (about 80 km), it is easy to get to Milan Linate (115 km) and Malpensa (135 km) airports, as well as to Turin airport (113 km).

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
