The three-storey house is in excellent condition and can be occupied immediately. The property is located on the territory of a small borgo, which arose around a 13th century defensive castle. The fortress wall surrounding the borgo has been preserved, with quadrangular and cylindrical towers. Magnificent panoramic location overlooking a valley covered with forests and cultivated fields; the Monti Martani mountains are visible on the horizon.

Ground floor comprises a left wing with a spacious living area (salon, dining room with fireplace, kitchen, storage room and bathroom) and a right wing with a utility room and stairs leading to the upper floors.

First floor with a small study (triangular layout) in the right wing, a walk-through room on the left that leads to the first bedroom at the back of the floor with a separate bathroom and a large fireplace. There is a charming terrace to the right and a large TV lounge to the left. It is a cozy and elegant space, well lit thanks to two windows, one of which opens onto the other small terrace. The property is equidistant from the important and famous historical centers of Umbria: Todi (25 km) and Narni (30 km), about 30 minutes by car, Orvieto (37 km) about 45 minutes and Perugia (65 km) about an hour. Borgo is located an hour and a half from Rome (110 km).

Not far from the property is the Toscolano European Center, which promotes pop music, and the Folk Music Center.

The nearest airport is in Perugia (70 km, an hour and a half by car). Rome's Ciampino and Fiumicino airports are 126 km and 142 km respectively (less than two hours' drive).

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
