DESCRIPTION OF THE BUILDINGS The main building (285 square meters) is structured on four floors organized as follows and includes three suites (all with independent access) for use by the farmhouse. — Basement: cellars; — Ground floor: living room with fireplace, professional kitchen, breakfast room, pantry and bathroom. Externally we have a loggia with oven and two technical rooms. — First floor: three bedrooms (one with en-suite bathroom) and two independent bathrooms; — Second floor: attic. The three suites, all with independent access, are organized as follows: — Suite N ° 1 (51 sqm, ground floor): living room, bedroom and bathroom; — Suite N ° 2 (31 sqm, first floor): bedroom, bar area and bathroom; — Suite N ° 3 (33 sqm, first floor): study, bedroom and bathroom. An annex (36 square meters) was built in 2011 and is currently used as a multifunctional laboratory and sales area for the company's products. Upon expiry of the agricultural use restriction (2021), it would be possible to convert the building into a small home (perhaps for the caretaker) consisting of a bathroom, kitchen with dining area and bedroom. STATE AND FINISHES The property was built over the centuries around a pre-existing 14th century tower attributable to the powerful Conti Guidi. Between 1990 and 2000 everything was restructured and consolidated for the first time. A last restoration in 2015 allowed the start of the agricultural and agritourism business in 2015. In the last stages of the renovation, the Chinese tradition of Feng Shui was also used and the electricity cables were buried (with the consequent elimination of the ENEL pylons). The property focuses on protecting the environment, making the most of the solar system for the production of hot water and avoiding waste: the wastewater is in fact purified, collected in an 8,000-liter tank and then used for irrigation of the garden. To further reduce the environmental impact, a photovoltaic system could be installed to achieve electrical independence. The multipurpose annex was built in original stone from the demolition of the old sheepfold, respecting all the anti-seismic regulations in force. The water from the wells is purified both by chlorination and by reverse osmosis. EXTERIOR The property consists of 4.3 hectares of land, divided between vineyards (0.6 ha), mixed bush (0.5 ha), olive grove (0.8 ha) and arable land (2.4 ha). The arable land, an interesting detail, is used for the cultivation of saffron. Although the property falls within the production area of ​​Rufina, the altitude of the land and the vineyard does not allow the bottling of Chianti Rufina DOCG and therefore the company produces only IGT wines. The land around the house is fenced and access is granted by a FAAC automatic gate. Other fences, separated from each other, were mounted around the vineyard, the vegetable garden and two plots used to grow saffron.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
