Prestigious period villa completely renovated in 2015, in a panoramic position on the hill of Bee, above Verbania. This charming property is located in an incredible location, in a residential neighborhood with a 180 ° view of Lake Maggiore, completely exposed to the South. The manor house is surrounded by a park of 5,000 sq. m carefully designed by a landscape architect, rich in lavender, essences from the lake and flowering plants that give it great elegance. The external architecture has partially maintained the original structure of the historic villa, with well-harmonized additions to increase its volumes. The interior, on the other hand, is set up on modern technologies and materials, in fact all the systems are state of the art. The villa for sale is spread over four floors, three of which are dedicated to the owners' home, the other to host friends and family or to be used as a B&B. The entrance on the ground floor leads to the large open space which is distributed between the living room with fireplace, the kitchen and the dining room, with exit to the sunny terraces with lake view. All external doors and windows are frameless. Further charm is given by the helical staircase in the living area that connects the floors of the house, entirely built in steel, it is at the same time a functional and design element. The first and second floors are dedicated to the sleeping area. On the first floor we find the master bedroom overlooking a terrace from which you can admire the view of the lake, with walk-in closet and en suite bathroom with shower and Jacuzzi. On the same floor we have another double bedroom connected to the same terrace with wardrobe room and bathroom with tub. Continuing upstairs we find two other double bedrooms, both have a private bathroom and walk-in closet. All rooms have a thermostat. Going down to the basement we find an independent apartment with living room and kitchenette, two bedrooms and two bathrooms. For additional guests or for vacation rentals on the garden floor there are three independent bedrooms with bathrooms overlooking the pretty terraces. Outside a pleasant dining area partially covered by the above terrace, overlooking the flat garden. Continuing in the garden we find the infinity pool that allows you to appreciate the amazing view of Lake Maggiore, separated from the Jacuzzi, as well as an outdoor shower. The adjacent pool house is a modern element, where you can enjoy your free time and relax. It features the summer kitchen with dining area. The sliding windows open completely and create a single space with the external porch. Downstairs is the gym with sauna and chromotherapy shower. The property has photovoltaic panels for the production of 14 KW, which supply the whole villa and feed the geothermal system for heating and cooling.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
