The main farmhouse (810 sqm) is structured on three floors as follows: — Ground floor: kitchen with original fireplace, two bathrooms, cellar, stable with six horse boxes, warehouse and basement garage; — First floor: owners' apartment (independent entrance with small terrace, eat-in kitchen, three bedrooms and bathroom), reception, professional kitchen with pantry, restaurant and guest bathroom; — Second floor: bedroom with en-suite bathroom, four bedrooms and four guest bathrooms. The old squeegee has been converted into a lovely annex (140 sqm) on two floors: — Ground floor: living room with small kitchen, bedroom with en-suite bathroom, technical room and bathroom accessible from the outside. — First floor: two bedrooms with en-suite bathroom and exit to the paved terrace. STATE AND FINISHES The building dates back to the second half of the nineteenth century (the keystone at the entrance bears the date 1878) and was built on the remains of an ancient 11th century oratory. Part of the original masonry is still visible on the north-west corner. The building was completely renovated in 2000 (and again in 2007) to make it suitable for agritourism activities, without however distorting its characteristics. The structure with exposed stone masonry and stone cornices at the openings is spread over three floors. The floors are all made with wooden beams and planking, while the hipped roof with Marseillais tile roof has a supporting structure with purlins and currents with planking on wooden trusses. EXTERIOR The estate falls entirely within the Casentinesi Forest National Park and covers an area of about 10.0 hectares, divided between mixed forest (2.0 ha) and arable land (8.0 ha). Among the latter there are two fenced plots (just under one hectare each): the first was in the past used for the acclimatization of repopulation hares but is now in disuse, the second houses an organic orchard with generic varieties of the Casentino. Part of the flat land of the estate is planted with organic saffron (about 1,000 square meters) and there is a small organic irrigation garden (about 500 square meters). In the northern part of the property there is a large pasture (about 1.0 ha) which hosts a wildlife observatory built by the National Park Authority due to the frequent presence of deer and fallow deer in the surrounding area. Higher up, again with the contribution of the institution, a stone tank was created for the reproduction of amphibians. The forest consists of hornbeam, downy oak and alder and has not been cut in the last twenty years, thus allowing it to be subjected to coppicing right away.
