Overlooking the eastern shore of Lake Maggiore, in Laveno, this wonderful luxury villa for sale has a swimming pool and a flat park. It is located on one of the most enchanting slopes that flank Lake Maggiore on the Lombard coast. From this point it is possible to observe the Borromean islands. Built in 1964, subsequently renovated and always well preserved as this elegant residence is a primary residence. The prestigious property consists of the main villa, the pool house, the lobby/ reception area and the concierge. The prestigious residence is immersed in a luxuriant park of 25,000 square meters, the part facing the lake in front of the villa is completely flat. The view of Lake Maggiore is one of the most beautiful. From the villa you can observe the 25-meter long swimming pool, the vegetation of the park and the opening onto the lake. The prestigious villa is distributed on two levels, access is through a large porch used for the dining area. From here you enter the beating heart of the residence, with the large living room characterized by large windows, the internal dining area, a large fireplace with the conversation area that makes the environment even more pleasant and welcoming. Continuing on the ground floor, we find the kitchen, the dining room. Then continue on the corridor where the sleeping area is located with a first bedroom/ study with parquet flooring. Another bedroom with bathroom with bathtub and shower and historical Richard Ginori sanitary ware. The large master bedroom with a well-kept parquet floor with long slats and the en suite bathroom with whirlpool tub and shower. Continuing on, you enter the separate service area with laundry and ironing room with an exit to the rear of the house and also access to the cellar and the tavern. Going upstairs from the living room, through a scenographic suspended staircase in white Montorfano granite, you reach a sitting room used for playing cards and a study. Continuing, there is another lounge created for greater privacy. Also with a large fireplace, inlaid parquet flooring and an exposed roof. Access to the terrace with a pavement with the rare and precious Candoglia marble with 70 x 70 cm slabs. From this terrace you can enjoy the view of the swimming pool and a wonderful lake view. It should be emphasized that today Candoglia marble is used only for the maintenance of the Milan Cathedral. Also on the upper floor there is a guest bedroom with antique larch parquet and a complete bathroom with shower. Then continuing we find a very intimate and particular attic bedroom with windows overlooking the lake with a wonderful view also on the swimming pool. The common thread that we find in every area is the choice of elegant materials as for the designer furnishings. Next to the elegant villa, there is the pool house with its own kitchen, dining area and part of the services and showers. Connected to this room but also with direct access from the villa, there is the tavern entirely reconstructed by hand with chestnut beams. Here, the atmosphere is reminiscent of the stube of northern Europe. Next to the tavern there is a temperature-controlled wine cellar. The property is completed with the concierge consisting of a living room, kitchen and two bedrooms. There are four garages on the property. The quality of the systems and finishes are state of the art. This luxury villa is particularly suitable for those who love a unique and exclusive product, in a panoramic and private location.

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
