The property consists of two farmhouses, a panoramic swimming pool, a wooded park, an olive grove, and a wood for a total of about five hectares complete the property. The main farmhouse of about 300 square meters consists of the living area on the ground floor, three bedrooms, two bathrooms, and a study on the first floor and an attic with a bathroom. The second farmhouse of about 100 square meters houses two apartments complete with a kitchen and bathroom as well as a laundry room. There is also a terrace and a room used as a cellar and also as garage. Finally, there is a small building used as a study of 20 square meters where we also find a bathroom. In the fenced park and on the land we find fruit trees, maritime pines, and an olive grove with 150 plants in production. The view of the park and Monte Cetona is enchanting, you can admire it changing over the seasons from the windows of the main farmhouse, from the porch of the second farmhouse, and from the swimming pool area which is oriented southwest towards the summer sunset that every day gives us new colors.

The property is regularly connected to the national electricity grid, it is equipped with an underground LPG gas tank used for the central heating and a pellet stove is also present. The property is served by both the municipal aqueduct and the well, as regards the sufficient water supply. All the utility are active and we will think to switch the account name immediately after the notary deed of sale.

The main building is a typical farmhouse renovated in 1998 by previous owners, we find Cotto tiles and wooden beams in it, the windows are restored. The second farmhouse was built in 2000, the structure is recent and in perfect status. In the same time the swimming pool was built. The general conditions of the buildings are good and all are immediately habitable. There is irrigation in the garden. The olive grove is in production and was pruned every year.

The property can be an excellent prestigious residence as a first or second home or it can easily be used as a tourist facility by welcoming guests in the two apartments of the second farmhouse and possibly reserving the three-bedroom farmhouse as the main residence.

The property is located a few kilometers from Città della Pieve and can be reached by a white road only 200 meters long.       • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
