The antique medieval hamlet with its history, the citadel, the rooves and the bell towers, the silence and the greenery, are the perfect setting for this marvellous residence. “Il Giardino delle Rose” is a townhouse of 130 m² on three levels, plus grotto of 11 m² in the basement floor. — Ground floor: large open space used as living area with travertine fireplace and kitchen/dining area; the two rooms are separated by a wide brick arch; on this level there is also a half bathroom with laundry room and the stairwell with access to the first floor and the grotto. — First floor: another living room, with access from external staircase too, main bedroom with en suite bathroom and utility room. — Second floor: hallway and 2 bedrooms with en suite bathrooms. Outside we find the beautiful private garden, which surrounds the building on two sides. The garden overs an area of 380 m² and is perfectly maintained and enriched by aromatic plants, flowers and a charming rose garden. The property also includes an external paved patio of 54sqm, perfect for al fresco dining.

The property is provided with all the necessary utilities: electricity, water supply granted by the town aqueduct, autonomous heating system fuelled by methane, autoclave and water softener, TV/SAT system, telephone, ADSL.

The property has been object of a total restoration that was completed in 2009. The works were carried out in full accordance with the local building traditions, with the conservation/stabilization of the original structures. The roof is insulated and the ceilings are characterised by exposed wooden beams. The property boasts handmade cotto pavements and double-glazed wooden windows. Thanks to great style and project choices, the interiors are very plain. The residence is currently in excellent conditions.

“Il Giardino delle Rose” is a marvellous property in the heart of the historical centre of Cetona, with private garden and panoramic view of the surrounding countryside. Thanks to its peculiarities, this splendid mansion would be perfect as both main residence and second home, set within one of the most beautiful hamlets in Tuscany, with potential for income by touristic rentals.

The municipality of Cetona is located in the southern area of Siena province, close to Lazio and Umbria. This antique hamlet is a medieval centre, very sought-after among intellectuals and artists from all over the world for its peace and the beauty of its landscape. The strategic position of this property allows full and easy access to all the amenities of the historical centre, with possibility of vehicle access close to the house. The townhouse enjoys panoramic views of the surrounding countryside and the Umbrian hills.

Great Estate Group, through the owner’s specialist, draws up a due diligence on each property, which allows to perfectly know the urbanistic and cadastral situation of every property. The due diligence can be required in case of real interest in the property.

The property is owned by private individuals and the purchase will be taxed according to the current laws.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
