Podere L’Orizzonte is a beautiful property, recently and completely restored with high quality finishing, just a little bit more than 30 minutes away from Florence. The main farmhouse covers an area of about 250 m² on two levels and is composed as follows: at ground floor we have kitchen with dining room, living room with fireplace, bathroom and laundry room; through an internal staircase and two external accesses we get to the first floor, where we find 4 bedrooms, 3 bathrooms and a hallway, which could be turned into a very bright study. Next to the main farmhouse we have a guesthouse of about 150 m² on three levels; it was built on the base of an antique barn, wisely restored with the preservation of its typical elements, such as for example the beautiful cotto “graticcio” walls with the windows behind. The guesthouse consists of a very bright living area with splendid living room and kitchen with dining room at ground floor, a bedroom and a bathroom on the first floor, reachable through external access too, and a very panoramic bedroom on the second floor. Behind the main farmhouse we have another carefully restored annex, currently used as storehouse. The three buildings are surrounded by about 23ha of private land, divided into 20ha of wood, 3ha of olive grove and a small part of arable land and pasture. The property includes a marvellous recently built infinity swimming pool, in a extremely panoramic and sunny position. The residence is reachable through private access road coming from the SP16 Chiantigiana.

The property is provided with all the necessary utilities: heating system fuelled by pellet and LPG boiler with underground tank, electricity supply granted by public grid and a 6kwh photovoltaic system, water supply granted by a perfectly functioning and very efficient well.

The property has recently been object of a complete restoration, which interested all the buildings and preserved the characteristic elements of the typical local architecture, such as ceilings with wooden beams and cotto tiles, beautiful cotto “graticcio” walls in the old barn, exposed stone facades and wooden windows.

Set in a splendid environmental context, which during the years has caught the attention of artists and important characters of the music scene, and thanks to its vicinity to the cities of Florence, Arezzo and Siena and its great privacy, Podere L’Orizzonte could be a marvellous main residence or could be perfectly inserted in the luxury vacation rentals market.

Podere L’Orizzonte is located in the province of Florenze, just a little bit more than 30 minutes by car from the city and not more than 10 minutes away from all the amenities and the main communication routes.

Great Estate Group, through the owner’s specialist, draws up a due diligence on each property, which allows to perfectly know the urbanistic and cadastral situation of every property. The due diligence can be required in case of real interest in the property.

The property is owned by a private individual (agricultural entrepreneur) and the purchase will be taxed according to the current laws.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
