This beautiful property lays on a hill. The main farmhouse, on two levels, is composed as follows: at ground floor, we enter into a large living room with fireplace and kitchenette, which is characterised by the typical ancient brick vaults; on the left, we find two bedrooms with bathroom, then another living room with kitchenette, directly connected to the garden, a bedroom and a bathroom; still at ground floor, but with separated entrances, we have 3 storage rooms; the first floor is reachable through an external masonry staircase that leads us to a beautiful terrace with armchairs and table; as we enter this floor, we find a living room, then on the left two bedrooms and a bathroom; on the right we have a bedroom, then the kitchen, a bathroom on the left and a bedroom with private bathroom. The property includes a guesthouse, on two levels, consisting of large living area with dining room and kitchenette, a bathroom and a bedroom at ground floor and two bedrooms and a bathroom on the first floor, which is reachable through internal staircase. In the garden, we find a small olive oil tasting room. The property is surrounded by about 11ha of land.

The property is regularly connected to the necessary utilities: electricity supplied by the national net, water supply granted by the town aqueduct, wifi with parabola, small lake for the irrigation of the land, heating system fuelled by LPG.

The property is ready to move in. The main farmhouse needs some small maintenance and improvement works and boasts cotto-like pavements and brick vaults at ground floor. The guesthouse boasts ceilings with typical wooden beams and cotto tiles.

This property would be suitable for different uses: main residence with guesthouse, main residence with part used as touristic facility, touristic rentals. The advantage of having two swimming pools is that we can have different solutions with a great amount of privacy.

The property is reachable through 300m of dirt road. It is located only 3km away from the centre of Casole D’Elsa, 80km from the coasts of central Tuscany, 30km from Siena, 40km from Florence, 10km from the Florence-Siena motorway and 10km from the railway station.

Great Estate Group, through the owner’s specialist, draws up a due diligence on each property, which allows to perfectly know the urbanistic and cadastral situation of every property. The due diligence can be required in case of real interest in the property.

The property is owned by private individuals and the purchase will be taxed according to the current laws.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
