At about 6 km from Porto Ercole and 15 km from Porto Santo Stefano, we find this wonderful villa of about 280 m², perfectly restored with a breathtaking view of the islands of Giglio and Giannutri. The villa is on two levels: on the first level, there is an entrance hall, a large living room, a kitchen, a storage room, five double bedrooms, two with shared bathroom and the other three with their own private bathroom. On the lower level, there is a living room with a fireplace and a bathroom, a double bedroom with its own bathroom (shower) and a wardrobe. Between the two levels, there is a room used for the boiler and the washing machine. From the living room on the first level, there is access to a terrace of about 40 m². Here we also have large verandas, an equipped outdoor kitchen, barbecue and oven, an equipped outdoor dining area and a hidden area for drying clothes in the sun. The verandas are made of wood and have a total size of about 100 m². In the garden, there is a 10x5m swimming pool of two heights and a room used for the pumps and a bursting engine of the fire-fighting system with connections arranged around the house. Under the lawn, there is a room of 14 m² to renovate but already prepared with connection to the drains. The property also includes an authorized garage of about 78 m² with the sewage system, and a terrace above the garage with a beautiful view, covered parking at the main entrance for 3 cars and uncovered parking for another 3/4 cars with a room of about 4m² with autoclaves for automatic irrigation and pumps for the needs of the house. In the sale is included the fee for the swimming pool of the Club Le Cannelle, where there is also a bar and restaurant open in the summer season and the fee for the tennis club Le Cannelle.

In the garden, there is a 10x5-meter swimming pool of two heights and a room used for the pumps and an internal combustion engine for a fire extinguishing system with connections arranged around the house. Under the lawn, there is a room of 14 m² to be restored but already prepared with connection to the drains. The property is also equipped with a well and spring, with various storage tanks, oil heating system, alarm system with telephone alarm, satellite dish and wi-fi internet.

The villa is perfectly maintained and has fine finishes, terracotta tiles and chestnut wood beams. The facade and all fixtures have been renovated in 2019.

This villa is perfect as a main residence or as a second holiday home and offers great privacy.

The villa is located in Tuscany, Monte Argentario, in a dominant and panoramic position about 6 km from Porto Ercole and 15 km from Porto Santo Stefano.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
