This typical Umbrian style farmhouse with energy class A+ + + covers a total area of about 620sqm, with 9 bedrooms, each with private bathroom, guests bathroom, 3 kitchen, 2 living/sitting rooms, 1 study and 5 other rooms (attic, laundry room, etc). The building is currently divided as follows: — Apartment n1: four bedrooms, five bathrooms, a large living room with kitchen, study, attic and laundry room; — Apartment n2: three bedrooms, three bathrooms and living room; — Apartment n3: two bedrooms, two bathrooms and living room. The three apartments could be united and become one larger living unit. The property is also provided with a wide basement area (170sqm), partly used as tool-shed, that could also be used as living unit (it includes a bathrooms and a kitchen). The land that surrounds the property covers an area of about 11ha, divided into 5ha of arable land and olive grove (200 trees) and 6ha of wood. Possibility to build a beautiful panoramic swimming pool (connection to water and electricity already available) and further 100 m² of living space near to the main building + 200 m² of volume for the agricultural activity.

The property is provided with all the necessary utilities. There is a 15kw photovoltaic system and a solar/thermal panel system for hot water. The heating system is granted by a thermal pump that also provides cool air during summer season. The water supply is granted by a private well plus an osmosis filter to guarantee the full drinkability. Satellite and internet connection, home automation systems in the entire property. Centralised vacuum system.

The property was restored in 2016 with excellent products and materials and great attention to the typicity of the area. The farmhouse is in perfect conditions, both internally and externally, and boasts open-face stone facades, ceilings with wooden beams and tiles and cotto-effect pavements.

Thanks to the large spaces and the vicinity to a town with amenities, this property would be perfect as main residence. Anyway, thanks to the outdoor areas and the internal layout, it would be suitable as second home too. The current owners used it partly as main residence and partly as touristic facility. The farmhouse, as per its current conditions, is ready to move in.

The property is located 1km away from all the amenities and is reachable through paved road. The railway station and the A1 motorway exit are 6km away. The closest airport is Perugia, reachable in 1 hour by car.

Great Estate Group, through the owner’s specialist, draws up a due diligence on each property, which allows to perfectly know the urbanistic and cadastral situation of every property. The due diligence can be required in case of real interest in the property.

The property is owned by a company.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
