“Cascina Bosco Canoro” is reachable through a dirt road that leads to the entrance gate, a Langa stone structure; from here, a boulevard leads to the house, which was restored in 2019 with the aim of preserving the original spirit of rural house. The property consists of 2 building: a living unit and an annex. The main building is composed as follows: at ground floor, we find large entrance living room, eat-in kitchen, large dining room, master bathroom with Jacuzzi and shower, game room, storage, portico on the southern side and another bathroom on the northern side; next to the living area, with access from the large completely fenced garden, we have a covered veranda, two swings, a little children playhouse, a bathroom, a solarium and a covered Whirlpool bathtub for 6 persons; on the first floor, we find 4 bedrooms, utility room, master bathroom with shower and former barn, connectable to the sleeping area, from which we get to the attic. The annex, on two levels with separate entrances, is currently used as hobby room and cellar. On the southern side of the house, there is a large meadow with a spruce and a fig tree, a Luserna stone slabs dehor in sunny and private position and an area for the future construction of a swimming pool of 10x5m. On the northern side, within a completely fenced garden, we find a large stone flowerbed, an entirely restored natural well, several Luserna stone tables, 13 small fountains with drinkable water and several electric sockets.

The property is provided with alarm system, intrusion control gratings, remote video surveillance system with 8 cameras, Sat and Digital TV, 6kW electric system with controlled power take-offs, ADSL, external lighting system, sorting control station and manual control of the drinkable water for the irrigation system.

The property, last restored in 2019, is in great conditions. It used to be a small agricultural business in the past, and there used to be vineyards and fruit trees in the land.

“Cascina Bosco Canoro” would be perfect as both main residence and touristic facility/agricultural business. Its peaceful and private position makes it the best solution to enjoy holidays with family far from the town chaos.

Just 8km away from the property, we find Acqui Terme, charming thermal destination, world-wide known since the Roman age for its hot waters rich in iodine, bromine and sodium chloride, nestled among vineyards and landscapes listed as UNESCO World Heritage Site since 2014 for their beauty, in the area of Alto Monferrato.

Great Estate Group, through the owner’s specialist, draws up a due diligence on each property, which allows to perfectly know the urbanistic and cadastral situation of every property. The due diligence can be required in case of real interest in the property.

The property is owned by private individuals and the purchase will be taxed according to the current laws.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
