“Tenuta L’Aromatica” is an authentic country estate, completely made in stone, consisting of a farmhouse and 4 apartments. The main building covers an area of about 380 m² on two levels, was completely restored in 2008 with extreme care and high-quality materials and is composed as follows: at ground floor, we find a large living room with fireplace, characterised by wide floor-to-ceiling windows and two large arched windows, a sitting room with fireplace, a large kitchen, a study with fireplace and two bathrooms; through a cotto staircase, we get to the first floor, where we have a suite, two more bedrooms, two bathrooms and a utility room. Next to the main farmhouse, there are 4 apartments, built in 2015, energy class A. They cover a total surface of 250 m² and are characterised by high ceilings and contemporary finishing. The highlight of this property is surely its beautiful salt water swimming pool of 14x6m, with wide wood solarium and large portico connected to a laundry room with bathroom. The property includes an annex with covered wood oven, a wood shed and other technical rooms. The buildings are surrounded by about 16.000 m² of land, a productive olive grove with around 120 trees, a large and variegated garden with about 20.000 aromatic plants and 12 century-old lime trees, many fruit trees, shrubs and hedges. There is also a tufa grotto on two levels, with constant temperature of 14 degrees, perfect for wine conservation. “Tenuta L’Aromatica” boasts a large enjoyable green area all around it, where to admire the change of vegetation in every season.

“Tenuta L’Aromatica” is provided with the necessary utilities. In addition to town water, the property is also provided with a 2l/second autonomous well for irrigation; the water is funnelled into a 25cubic meter tank. The autonomous heating system is fuelled by methane. In the main farmhouse, there are 3 wood fireplaces. Each apartment is provided with thermal pump and cooling system. The property boasts a 12kW photovoltaic system, two solar panels for hot water production, a professional irrigation system with control unit and 17 areas for watering and drip lines, supplied by very pure well water. There is also wi-fi with satellite system, provided with 4 access points connected to the main router. The property is also provided with an electric external lighting system partly with automatic crepuscular switches.

This property has been perfectly restored with prestigious materials in accordance with the style and context in which it is set. The main farmhouse was restored in 2008 with extreme care, using handmade Castel Viscardo cotto for the pavements at ground floor and bleached solid oak wood for the first floor. There are chestnut wood windows and ceiling with cotto tiles and wooden beams. The apartments were built in 2015 and boast laminate and ceramic pavements.

This is a very interesting property, suitable as both main and second home, as representation residence and, thanks to its favourable position, as holiday home to be rented out. The four apartments are already inserted in the vacation rentals market with very good income.

“Tenuta L’Aromatica” is located just 7km away from the historical centre of Orvieto and 8 km from the A1 Rome-Florence motorway exit. On a raised position, it is set on the hills that overlook the Cliff, among woods and olive groves. Only 9km away from the border with Lazio, 12km from Civita di Bagnoregio and 20 minute away from Bolsena Lake, this property is located in a strategical position, close to both amenities and touristic destinations.

Great Estate Group, through the owner’s specialist, draws up a due diligence on each property, which allows to perfectly know the urbanistic and cadastral situation of every property. The due diligence can be required in case of real interest in the property.

The property is owned by private individuals and the purchase will be taxed according to the current laws.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
