Villa “L’Armonia”, completely rebuilt in 2007, covers an area of 265 m² on three levels. The property is divided into two living units, both with independent entrance on opposite sides at ground floor. The larger apartment, on two levels, is composed as follows: at ground floor, airy living room with large glass wall and panoramic view, kitchen with dining room and fireplace, bathroom; on the first floor, two bedrooms (one with walk in closet) and a bathroom; the glass wall that characterises the living room overlooks a portico, with panoramic view of the Orvieto cliff, next to which we find the entrance door, while the kitchen is connected to the garden through another portico. The second apartment, on one level, consists of dining area with kitchenette, hallway that leads to two bedrooms and a bathroom. The property includes a large finished basement room with bathroom and two grottos used as storage. The buildings are surrounded by about 3.600 m² of completely fenced land. The entranceway to the property is characterised by an automatic gate and a cement boulevard among the olive trees that leads to a wood canopy for 3 cars. The green park is particularly harmonious, consisting of ornamental and aromatic plants, high trees, blooming flowerbed and olive trees. Near the two entrances, we find two green areas, perfectly liveable all year round, one of which with a 6-person whirlpool bathtub and a metal gazebo. “L’Armonia” overlooks the Orvieto cliff and the valley below, offering a truly charming panorama.

The property is provided with all the necessary utilities: electricity, water supply granted by the town aqueduct, autonomous heating system fuelled by methane, wood oven and fireplace.

The villa was completely rebuilt in 2007; it is currently in excellent structural and maintenance conditions, both internally and externally, and is ready to move in. The main apartment boasts prestigious finishing, such as the Castel Viscardo cotto and parquet pavements, and exquisite details, like the painted eighteenth-century doors and the handcrafted iron handrail. The farmhouse has stone facades with brick frames. The roofs, waterproof and insulated, are covered with the typical Roman style tiles. The property boasts double-glazed wooden windows for energy saving and wooden shutters and doors.

This property would be perfect both as main residence and second home. Thanks to its strategical position, immersed in greenery, in the countryside and just a few minutes away from the historical centre of Orvieto, Villa “L’Armonia” could also be inserted into the vacation rentals market. Its division into two living units makes it perfect for several purposes.

This property is located in Umbria, about 4km away from Orvieto. The closest hamlet, Porano, is 3km away, while Bolsena lake is 21km away and Civita di Bagnoregio 15km. The closest airports are Perugia (78km) and Rome (151km), reachable thanks to the motorway and the railway station of Orvieto (10 minutes away).

Great Estate Group, through the owner’s specialist, draws up a due diligence on each property, which allows to perfectly know the urbanistic and cadastral situation of every property. The due diligence can be required in case of real interest in the property.

The property is owned by private individuals and the purchase will be taxed according to the current laws.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
