This apartment makes me think of the return of the “charm of the city centre”. Grab this unique opportunity to live and enjoy the comforts of the city centre in a bright and airy apartment with a 360-degree rooftop terrace view. The story goes that in the past, the count that lived on the first floor would spend every Sunday morning reading the paper on the terrace until it was time for lunch. The Rooftop Charm is located on the top floor of a four-story historic palazzo, just a few steps from the central train station. A beautiful hallway welcomes you into the apartment; do not fret the building of course has an elevator to take you to your rooftop apartment! Rooftop Charm boasts warm natural light and silence. The two-story apartment measures roughly 250 m²; currently, there is a large entrance, two living rooms with large windows, a kitchen, four bedrooms, and two bathrooms. On the top floor, there is another room with a fireplace where there is access to the rooftop terrace which offers incredible views of Florence. Since the apartment needs to be renovated, this allows the future owner the opportunity to furnish it and design the space to their own unique taste. The particular L-shape of the apartment allows you to easily create two distinct spaces, one dedicated to the living areas with large bright living rooms and another area for the bedrooms. Rooftop Charm is the ideal apartment with a great layout and foundation for you to design and make your own dream rooftop apartment in the city center. Rooftop Charm is perfect as either a primary or a secondary residence and is also a great investment. The area offers plenty of private parking garages so access by car is easy.

The apartment needs to be renovated.

The apartment is perfect as either a primary or a secondary residence. Additionally, the location in the city centre makes it a great investment opportunity to generate income from tourist rentals if desired.

The apartment is located in the historic city centre of Florence. Its position is very convenient since it is located close to the central train station and the main road that surrounds the city center, however, the apartment is still exquisitely quiet and private. Nearby, there is the renowned International French school which you can easily walk to. The other International Junior and Upper schools are within 8 – 13 km away by car. You can easily reach by foot the beautiful large Cascine park and the new theatre – Teatro Nuovo. This apartment is also close to the Arno river, perfect for walks

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
