The villa is a stone building of about 530 m² on three floors surrounded by 1.8 hectares of land that is partly agricultural and partly garden. The agricultural part has about one hectare of vineyards, 30–40 olive trees and about 50 other fruit trees of various types. The garden ion the other hand has a swimming pool, an outdoor lounge/ solarium and a tool shed of 70 m² that can be extended by another 70 m² Internally, on the lower ground floor, there is an independent unit, with its own entrance, consisting of a kitchenette/ living area, a sleeping area with double bed and bathroom. Also, at the same level there is a room, now used as a recording studio, a sitting room, a cellar once as an ice store, a laundry room and a storage room. Outside is the boiler room. On the ground floor there is the main entrance which leads to a double reception room with fireplace. The large kitchen communicates with the dining area created in the loggia. In the kitchen a pantry has been created with the staircase leading to the lower floor. Also on the ground floor there is a cinema room, a library with a fireplace and a guest bathroom with a second external shower. A staircase leads to the first floor where there are two large bedrooms, one of which is currently used as a gym, and a bathroom. The master bedroom has a walk-in closet and a beautifully appointed en suite the bathroom. Also on the this floor there is a study. From the loggia, where in addition to the dining area there is also a reading corner, you can see the view of the garden and the swimming pool through large and bright windows. The property includes a 10x5 salt chlorinated swimming pool with an infinity side, surrounded on two sides by a natural water tank with fish and aquatic plants.

All present and in perfect working order. There are: solar panels, optical fiber, air conditioning and preparation for underfloor cooling. Ceiling fans in the bedrooms.

The house has been recently and meticulously restored. Much importance has been given to creating a light and airy interior. In reception rooms, the dining area and the kitchen, a treated concrete floor was chosen which deliberately gives an 'industrial' effect but very well blended into the traditional context; for all the other rooms, a light-colored parquet floor was chosen. Extensive emphasis was given to the lighting which is of great effect, all dimmable and hidden in the profiling of the walls and the fixed furniture. The heating system, the electric mosquito nets and shutters, the solar panel system, and a system that provides immediate hot water are evidence of the use of the latest technology.

Hi standard primary or secondary house. The independent studio can be rented.

Villa Santa Marina is located in the San Bartolo Regional Natural Park, the most prestigious locality of the municipality of Pesaro. While enjoying great privacy, the property is not isolated due to the presence of other villas nearby and the accessibility to the main services, the city centre and to the sea. Pesaro motorway exit is 10 minutes away, Rimini international airport about 30 minutes.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
