This villa with garden for sale in Menaggio is independent on 4 sides and covers an area of 300 m² on two levels. It is composed as follows: – On the mezzanine floor: entrance, large living room with portico, open kitchen, double bedroom and bathroom; – at ground floor: 2 double bedrooms and bathroom; – A basement with kitchen, a bathroom-laundry room and a large garage with direct access to the house. The villa is surrounded by a beautiful private garden of about 700 square meters, perfectly flat, and enjoys extraordinary privacy, excellent sun exposure and tranquillity. The garden is arranged on two levels and is well maintained and organized. A wonderful latest generation whirlpool-tub has been installed in the garden, where you can relax during the good season.

The heating system is fuelled by methane with tubular radiators

The villa boasts excellent quality finishing, both internally and externally, where we find numerous granite thresholds and stone walls. The roof is covered with ancient tiles, which characterise many important villas on Lake Como. The high-quality furniture is included in the sale.

Menaggio is an ideal place to buy a property, thanks to the huge flow of tourists all year round. In fact, the property is really suitable for weekly rentals or as second home, considering the numerous free-time opportunities, like mountain day trips, mountain bike, exclusive 18-hole golf court, beautiful swimming pool and the beach of Menaggio with spectacular view of the lake.

Menaggio is the most important centre on the west coast of Lake Como and is centrally located, at the beginning of a wide valley that rises towards Lake Lugano. Menaggio is an ideal starting point for any type of excursion: by boat you can reach the sumptuous villas of the Lake with their beautiful gardens, by bus or by car you can travel through the numerous valleys with their rural settlements and ancient communication routes, on foot or by mountain bike you can discover the paths of the Val Sanagra Park.

Great Estate Group, through the owner’s specialist, draws up a due diligence on each property, which allows to perfectly know the urbanistic and cadastral situation of every property. The due diligence can be required in case of real interest in the property.

The property is owned by private individuals and the purchase will be taxed according to the current laws.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
