This beautiful property consists of a farmhouse of 918sqm, completely restored a few years ago preserving the typical features of the Umbrian country houses, and currently divided into 10 apartments of different sizes. On the first floor below street, we find 3 apartments and a common area: the apartments are two-room units composed of kitchen/living room, bedroom and bathroom. On the second floor below street, there are 4 apartments: a two-room unit with living room, bedroom and bathroom; 2 three-room units with kitchen, living room, bedroom and bathroom; a three-room unit with two bedrooms, kitchen/living area and a bathroom. On the first floor, we have two apartments: a one-room unit with bedroom and bathroom; a four-room unit with living room/kitchen, 3 bedrooms, 2 bathrooms. On the second floor, we find a four-room unit with kitchen/living room, 3 bedrooms and 2 bathrooms. The property includes a garden of about 3.000 m² with swimming pool and large covered barbecue area.

The utilities are correctly activated: electricity supplied by the national net, water supply granted by the town aqueduct, autonomous heating system for each apartment fuelled by LPG (currently in the process of connecting to the methane net), WiFi. The second floor is also provided with air conditioning.

The farmhouse has been restored preserving the characteristic features of the Umbrian country houses: cotto pavements and ceilings with exposed wooden beams and the classical stone tiles. We also find some modern touches, which enhance the beauty of the farmhouse, like the glass entrance at ground floor or Gres porcelain tiles with wood finishing for some of the pavements.

This property is suitable for different uses. It is currently completely used as touristic facility, for both short- and long-term rentals. It could also be perfect as main residence, partly rented out as touristic facility, or it could be turned into a retirement home.

The property is located 10km away from Todi, 8km from Marsciano, 25km from Perugia, 30km from Perugia Airport and 6km from the E45 motorway exit.

Great Estate Group, through the owner’s specialist, draws up a due diligence on each property, which allows to perfectly know the urbanistic and cadastral situation of every property. The due diligence can be required in case of real interest in the property.

The property is owned by a company.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
