The lakefront villa in PianMenaggio is on three levels and is composed as follows: in the basement there is an apartment, with an independent access, consisting of a large entranceway, hallway, large living room with kitchenette, bedroom, bathroom, pantry, utility room and dressing room. Also on the same floor on the opposite side of the house there is a large garage for more than one car. At ground floor, from the entrance you enter the large and bright living room with access to the terrace, which offers a beautiful view of Como Lake, kitchen, 4 double bedrooms and 2 bathrooms. Three of the double bedrooms have access to the second very large terrace, also with lake view. The top floor of the property offers a large attic room. The property is set on the lakefront, with 4.000 m² of private park, which includes swimming pool with solarium and splendid guesthouse consisting of large living room with windows connected to the portico, kitchen, bedroom and recently built bathroom. The plus of this property are certainly the delightful lake view and the excellent position, in front of the lake, which guarantees perfect solar exposure from morning to evening. The large size of the park allows absolute privacy and tranquillity.

The villa is provided with all the necessary utilities: water, electricity, autonomous heating system. The hamlet in which the villa is set is provided with many amenities, including coffee bars, restaurants and shops.

The property is in great conditions, ready to move in. It is provided with all the comforts.

The exclusive location and the spacious rooms make this beautiful property perfect to be used as second home, to spend holidays in one of the most beautiful and sought areas on the Come Lake. It could also be inserted into the vacation rentals market.

Between Cremia and Dongo, 48 km from Como, Pianello del Lario is placidly lying on the lake in front of the promontory of Piona and Dervio and presents itself as a typical town to be discovered, as tourism until a few years ago was not particularly developed, but precisely this aspect has brought the town to the center of the interest of those who want “new places”, new frontiers to know and live immersed in peace and nature. Today the village is animated by numerous activities including hotels, restaurants, shops and for this reason it is increasingly appreciated also among tourists.

Great Estate Group, through the owner’s specialist, draws up a due diligence on each property, which allows to perfectly know the urbanistic and cadastral situation of every property. The due diligence can be required in case of real interest in the property.

The property is owned by private individuals and the purchase will be taxed according to the current laws.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
