In this farmhouse you will feel a true symphony of colours, materials and nature: “La Melodia” is a charming property set on a hill with panoramic view of Orvieto Cliff. The property is surrounded by a park of about 3.500 m², particularly well-maintained, that includes several charming corners, a swimming pool and a splendid guesthouse on two levels, with independent access and autonomous utilities. The 14x7m salt water swimming pool is provided with handmade cotto and wood solarium, relaxation area with tufa seats and a beautiful gazebo. The entire property is provided with air conditioning and all the necessary utilities, including a well and a video-surveillance and alarm system. An important intervention for energy saving improvement is ongoing.
The main farmhouse covers a total area of about 450 m² on three levels and is composed as follows: in the basement, reachable from both ground and first floor, we find a magnificent corridor that leads to the wide living/dining area with white marble fireplace, a perfectly equipped kitchen with utility room, a soundproofed rehearsal studio and a bathroom; the entrance at the main floor, overlooking the swimming pool, leads to the dining area, connected to the kitchen, which has access to the portico; on the same level, we also find a wide slate bathroom, a bedroom/study and a large living room with Belgian black marble fireplace; on the first floor we have a master bedroom with bathroom and walk in closet and two double bedrooms with shared bathroom.
“La Melodia” was completely restored in 2008 with extreme attention for the materials, the finishing and the rationality of the rooms. Outside it boasts the typical stone and tufa facades. In the basement and at ground floor it has handcrafted cotto pavements and ceilings with wooden beams and cotto, while on the first floor we find parquet pavements. The entire property boasts prestigious double-glazed wooden windows. The important restoration of the original farmhouse preserved its style, improving the structure according to the newest anti-seismic regulations and with the addition of high-tech technological systems. There are also a perimeter ventilation system that prevents moisture and a 20kW photovoltaic system.

Thanks to its vicinity to Rome (about 1hour) and Florence (about 2hours), Orvieto is the ideal place to stay, sightseeing, visiting nearby Tuscany and Latium.
