The villa is situated on the “Marca Trevigiana”, just 30 minutes drive from Venice, straight on the Prosecco DOCG area, in the north of Treviso’s province. Not far from here the majestic Dolomites mountains, the visitor arriving from the plain of the Pò will meet a breathtaking and remarkable landscape, made of smooth hills and steep sides, land of uncountable vineyards. These are the lands of ancient castles, aristocratic villas, hidden monuments and ancient thermal sources. Conegliano, Vittorio Veneto, Pieve di Soligo, Valdobbiadene, they all are home of natural, artistic and architectural treasures to be discovered. The house consists of two mutually interpenetrating parts. One part is developed in height and the other part is lower and rotated by an angle of 15° to the higher part of the building. This setting of the composition, has been translated into architectural terms by identifying a specific wall finish for each compositional element. Thus, the emerging volume, set onto a double system of parallel walls in extension of the adjoining building, was completed by a stone coating having a specific modularity as well as a treatment of the surface with respect to which each secondary element has been differentiated by using ‘ lighter ‘ materials (metal, wood and glass). The rotated part of the building stands out for its plaster surface coating. The portico in this part of the building is provided with a light glazing system spaced by a sequence of vertical struts, shielded by vertical outdoor blinds. The villa consists of two independent units with a shared entrance area: the main house of about 365 Sq. m is arranged on 3 levels, whereas the annex of about 100 Sq. m occupies the ground floor On this floor a portico path flanked by an indoor garden lead to the entrance of the main house where the coatroom, the bathroom/laundry room, the garage and the utility rooms are situated. Also, the secondary housing unit provided with a kitchen, a dining room, a living room, two bedrooms and a bathroom is located on the same floor. Large open space area including a living room, a fireplace, space for dining and a kitchen with a breakfast table, as well as the sleeping quarters with a single room, a master bedroom with a wardrobe and private portico, a bathroom with whirlpool, a lounge with access to the terrace and the garden, utility rooms. A staircase and a suspended walkway made of steel with a timber cladding led to the upper floor, provided with a bedroom, a bathroom with shower and an access to the outdoor patio.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • How does Tranio make money if your service is free for the clients?

        The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances.
