Delightful townhouse of 207 m² in the historic center of Castiglione d'Orcia, Val d'Orcia, with a total of 2 bedrooms, 4 bathrooms and panoramic garden of 140 m² Inside the fairytale village of Castiglione d'Orcia, Val d'Orcia, we find this delightful townhouse of 207 sqm, finely renovated in 2018 with materials and elements of great value. The house has 4 floors and is composed as follows: On the ground floor we find a bright kitchen with dining area and pleasant fireplace, a storage room, a technical room and a laundry room. On the first floor there is a service bathroom and a beautiful open space, overlooking the main entrance, consisting of a beautiful kitchen with island and living area. On the second floor there is the first spacious bedroom with private bathroom. On the third floor is the second suite with private bathroom and views of the beautiful hills of the Val d'Orcia. A few meters from the house there is a panoramic garden of 140 sqm, enriched by beautiful ornamental plants, on which there is a small outbuilding of about 6 square meters (currently used as a storage) where it is possible to create a space for a wood-burning oven or a nice limonaia.

The property has a methane heating system, while the water supply is guaranteed by the public aqueduct. On the third floor there is an air conditioning unit, but on each floor of the property there is a predisposition so that if necessary air conditioning units can be added.

The property has very old origins (around 1600), and has been cared for by the owners' family since 1923, but only in 2018 a complete restoration of the building was carried out, creating a true small masterpiece of design. The owners have meticulously researched original materials typical of the Tuscan tradition and have reused old elements of the structure to give it new life, creating a unique and inimitable style.

The property is perfect to be used either as a private house or as a holiday home, in fact the object in question is already present in the rental circuit obtaining excellent results and reviews.

The position of this property is extremely advantageous, as in a few minutes it is possible to reach all the most famous and fascinating villages of the Val d'Orcia. From the townhouse it is possible to reach all services comfortably on foot, as it is located within the historical center of Castiglione d'Orcia. Rocca d'Orcia 1 km (5 minutes), Bagno Vignoni 4 km (5 minutes), San Quirico d'Orcia 10 km (10 minutes), Pienza 15 km (20 minutes), Campiglia d'Orcia 10 km (10 minutes), Monticchiello 15 km (20 minutes) Montepulciano 20 km (30 minutes).

      FAQs
      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
