The main farmhouse has a total usable living space of approximately 259 square meters and consists of two levels. On the first level you will find a large eat-in kitchen with fireplace, a dining room with a view overlooking the valley, a bedroom, bathroom and laundry area. On the second level, which can be accessed from both an internal and external staircase, you will find a large living room with fireplace, two bedrooms, two bathrooms and a panoramic terrace of approximately 18 square meters, connected to the main farmhouse via a porch of about 20 square meters. The first annex is approximately 98 square meters, composed of a living room with kitchenette and fireplace, two bedrooms and two bathrooms. Just a few steps from the main farmhouse there is a second annex of approximately 52 square meters, composed of a living room, kitchen, two bedrooms and two bathrooms. Adjacent to the second annex is a greenhouse of about 81 square meters. The property includes a swimming pool measuring 13x26 feet, and 55 acres of land, of which about 1.65 acres make up the park/garden and about 53.35 acres make up the woodland and arable land.)

The property includes all of the necessary services and utilities. The buildings are all heated with thermal carbon networks under the floor controlled by electronic control units. As for the electricity, the complex is equipped with a 20 Kw photovoltaic system with on-site exchange that provides incentives for more than 10,000 euros per year until 2030. There are 4 wells on the property that guarantee plenty of water, as well as a 30,000 liter collection tank which is connected to the automated irrigation system (7 computerized stations) and to the drinking water system for domestic use.

The property was recently reconstructed in 2010, and features an exclusive combination of design and modern technologies using original and typical Umbrian materials such as exposed stone walls, handmade terracotta tiles and wooden beams. For the supporting structure, self-supporting wood/concrete blocks of high insulation were used, making the house anti-seismic according to the latest regulations. This gives the property a very elegant appearance that blends with the classic style of the structure, generating an atmosphere of great charm.

A quiet oasis where you can enjoy the beautiful Umbrian landscape. The property is suitable for tourist-accommodations or even for a large representative residence.

The property is surrounded by the countryside, in a very unique location less than 12 km from Todi. Just 4 km away, you will find the village of Doglio, which offers a full bar (hot croissants every morning and many typical products of the area) and a grocery store, opened in 1881 with over 3,000 products available.

The team at Great Estate carries out a technical due diligence on each property acquired through the seller’s technician, which allows us to know in detail the urban and cadastral status of the property. This due diligence may be requested by the client if there is a real interest in the property.

The property is in the name of a physical person/s and the sale will be subject to registration tax according to the regulations in force (see purchase costs from the private individual).

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
