Castiglion Fiorentino: In an enchanting position, located in the ridge of a hill, in the heart of the Valdichiana, there is this interesting property with spectacular panoramic view. This house with a pool is an old country house built in the 19th century, carefully restored and surrounded by green a beautiful garden in the middle of the Valdichiana, less than 50 km from Perugia and Siena, with a panoramic view of Cortona.

Building: The property is divided into two separate parts easily to be reunified, if desired. One part consists of the main house of about 350 square meters, placed on two floors. The other part consists of a Relais with restaurant of more than 800 square meters of surface, placed on three floors plus the garret. For a total of 1,150 square meters.

All finishes have been carefully tended and maintained through the recovery of old materials. The ceilings have wooden beams and sanded flat bricks, the floors are terracotta tiles.

The owner's house consists on the ground floor, a large kitchen of 60 square meters, two living rooms, one with fireplace, a studio, a bathroom with shower and fitted wardrobes, an ironing room and boiler room.

A utility room with bathroom completes this floor. A wooden staircase leads to a suite of over 100 square meters with two rooms, kitchen and bathroom. At this level there is the garret where are installed monitoring equipment and transmission of the entire Farmhouse.

All rooms are air-conditioned, the panorama from the rooms, overlooks the surrounding villages of Cortona, Lucignano, Castiglion Fiorentino.

The restaurant occupies the entire ground floor with room for about 70 seats, kitchen and pantry. The house, and the part of the agriturismo, feature all necessary equipment, including video surveillance system manageable from the Internet, private water supply of more than one kilometer, two wells for irrigation, wireless network throughout the building, separate heating, irrigation system, water reserve tank of 20,000 liters, sewage treatment plants, greenhouse etc. Land: The house is surrounded by a garden of 5000 square meters with tall trees, maritime pines and cypresses, bushes of conifers, and a small olive grove of about 100 plants.

In the garden there are two rooftop swimming pools a (14x7 mt) available to guests of the Relais and the other (6x12 m) for the exclusive use of the owners.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.
