Stone villa only 15 minutes from the Adriatic Sea.

The villa is surrounded by a mature garden which has been partly converted into a vegetable garden at the back of the villa to produce organic products. There is a large 8x16m swimming pool overlooking the hills where you can swim and sunbathe. The pool has a variable depth, from one meter to three meters at its deepest point, and a jump board.

Interior

Ground floor: from the large stone veranda you enter the bright living room. Two stone arches make this space extremely light and open. A large stone fireplace and wooden beams make this area especially cozy. From the living room you can go to the kitchen. From here you can also access the dining and night area. The sleeping area on this floor consists of a large bedroom with bathroom, large dressing room and laundry room. There is also a guest bathroom.

Second floor: this floor can be reached by two different staircases: internal and external. This makes it easy to turn this property into a semi-detached villa with two separate entrances. On this floor there is another kitchen, a spacious living room, three bedrooms with one bathroom, two additional bathrooms and a storage room. Location and nearby infrastructure

This property is located in Montegranaro, a town famous for its shoe-making industry which still is the main activity of many families in the area. Here you can find every service you may need, and in about 20 minutes you can pop to Civitanova Marche where many high-end shops are located – and where you can eat in the many fish restaurants of the Marche seaside! Only 11 minutes away from this property you can find two of the most prestigious shopping outlets of the region, Il Castagno, where you can shop in stores such as Prada and Hugo Boss, and the Tod’s factory store.

This location is great for those who like to go to the beach without driving for too long, but also look for a quiet and private spot away from the noise of the cities. From here, you can reach the Marche inland and Umbria in about 1 hour for a trip to the Appennini mountains thanks to the SS77 Val di Chienti road.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

      • Who guarantees the transaction security?

        The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
