Caprarica, Tricase, Salento — Apulia

D'AMICO IMMOBILIARE offers for sale the Castle of Caprarica, in Tricase, dating back to the early sixteenth century. It is a structure that combines historical charm, architectural riches and contemporary comforts, a short drive from the Adriatic coast of Salento.

The Castle is on two floors. On the ground floor, we find a large dining room, which in turn leads to another living area and a TV room. Outside the TV room there is a guest toilet and a large equipped kitchen. Glass doors lead from the kitchen to the inner courtyard and outdoor dining area.

In addition, the Castello has a number of well-appointed reception rooms, each of which has its own large glass doors that access the courtyard garden. Two have large decorative fireplaces, while the last is located in the oldest part of the castle, once home to a chapel. Also on the ground floor, there is a laundry room and a double bedroom with private bathroom with shower.

On the first floor is the main sleeping area, consisting of:

The annex in the garden of the Castle, a few steps from the pool, consists of a comfortable living room and open plan dining area with kitchenette and four spacious bedrooms: two doubles and two doubles, each with its own bathroom with shower.

The exterior of the Castle is divided into two parts. In one, there is the large courtyard garden, which houses a long shaded loggia furnished with sofas, armchairs and dining table overlooking a quadrilateral with lawn. Most of the rooms on the ground floor open onto this area, including the kitchen.

In the second part, there is the main garden and the pool area, accessible by a corridor outside the kitchen. Here there is a wide expanse of lawn, dotted with a variety of Mediterranean trees. The pool is served by a poolhouse that offers a shaded living and dining area, a kitchenette and a dressing room with shower and toilet. A short walk through the meadows leads to the annex, also with its furnished terraces.

The Castle of Caprarica is located just outside the center of the charming town of Tricase, whose baroque center, restaurants, shops and bars (including Pharmacy Balboa, a bar that is partly owned by Taylor Hackford, Oscar-winning director and husband of Helen Mirren) just a few steps away. The Adriatic coast, on which are located Tricase Porto and Marina Serra, fractions of Tricase, can be reached in 10–30 minutes by car. Also nearby is the Ciolo, Marina di Novaglie, Santa Maria di Leuca and the sandy beaches of the Ionian coast.

A 45-minute drive along the scenic coastal road, you will find the beautiful Otranto with its castle, the beach and the old town. The beautiful and baroque Lecce, meanwhile, is only 50 minutes by car and the fortified city of the island of Gallipoli is even closer. You won’t be short of things to see and do!

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
