It is a property consisting of 2 residential buildings of ancient origins, as well as an accessory building and a private garden of about 1,100 square meters, completely fenced in. The main building is a portion of a manor house on 3 levels (plus the attic floor), with a stone and brick facade (the top floor is plastered). Completely renovated in 2000, coatings, fixtures and electrical system revised following the ”Ecobonus“ legislation in force in 2022. On the ground floor you will find a double living room with fireplace (about 30 square meters), dining room, kitchen, laundry/ pantry and bathroom; on the first floor there is the master bedroom with dressing room and bathroom, as well as a study/ bedroom and a large panoramic terrace of 35 square meters. On the second floor there are 3 bedrooms and a bathroom; on the attic floor there are attics, with a maximum height of 2.70 m and a minimum height of 1.15 m, currently unfinished. The second building is an ancient stone farmhouse on two levels, renovated in 2003/04, which includes: on the ground floor, living room, kitchen, dining room and bathroom; on the first floor 3 bedrooms, a bathroom and a hallway area where a mezzanin has also been created. On the property there is also an annex of about 50 square meters, which includes a spacious garage, a storage room and a woodshed. The garden, accessible either through an electric driveway gate or through a separate pedestrian gate, is kept as a lawn, with some olive and fruit trees.

All hook-ups (wiring, plumbing, heating) are up to codes. TV sat present. Connection to mains water. Heating with radiators connected to an independent natural gas boiler.

The property is in good condition, ready to be lived in.

Ideal as a home for a large family and/ or small business.

Abbadiola is located in a quiet and panoramic setting amidst the pleasant countryside and rolling hills of Umbria, in a private and not isolated setting a short distance from all the main services (less than 1 km). Perugia is 12 km away, also served by city buses. The E45 exit is 5 km from the farmhouse. Please note that, to protect the privacy of the owners, the GPS point marked on the map is only approximate. On each property acquired, the Great Estate group carries out a technical due diligence through the seller’s technician, which allows us to know in detail the urban and cadastral situation of each property. The client can request this due diligence at the time of a true interest in the property.

The property is registered individual private persons.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
