Just a few minutes from Perugia, overlooking the beautiful Umbrian countryside, is this charming villa for sale that has the appearance of a castle.

The origins of this unique property date back to the 16th century.

The villa covers an area of 512 m² with total land of about 4,6 hectares.

The large garden with the swimming pool and the wood create a beautiful natural park surrounding the property. On three of the four corners, circular towers were built around 1500. The architectural form recalls a castle of the lords of the time.

The property has been restored with great care and attention to every detail. The ground floor consists of a large equipped kitchen, used particularly during the summer months, with direct access to the large terrace and garden through the dining area.

On the ground floor there are also a large bedroom with en suite bathroom, a cosy living room, two rooms, one of which is used as library and study, a room used as sauna and another room used as laundry room.

Many of the walls on this level have been restored in original fair-faced stone, there are also ceilings with wooden beams and terracotta floors.

The upper floor is accessed by an internal staircase and upon arrival reveals a splendid and prestigious living room with a panoramic balcony overlooking the pool and garden. Furthermore, there are a dining room, a second equipped kitchen, a library and 3 bedrooms. The entire residence is equipped with four bedrooms, 3 large bathrooms, 4 small bathrooms, a jacuzzi, 2 turkish baths and a sauna.

Large windows fitted with double glazing ensure that the rooms are very bright. The overall atmosphere is soft and calm, and this sense of calm is reflected both inside and outside the building.

The pool measures 12 x 6 metres.

The property is also equipped with solar panels for hot water, an electric gate at the driveway entrance, emergency lights and an alarm system.

For water reserve and supply, there are two storage tanks, a private well, a water softening and treatment system and a new energy-saving heating system. There is also a satellite connection for both TV and Internet.

Within the property, a building of approximately 80 square metres can be rebuilt using an existing volume that has been almost completely demolished. There is also a renovated stone annex of approximately nine square metres, a large workshop/warehouse, horse boxes and a range of small greenhouses.

The property is equipped with electricity, LPG gas, telephone, wireless internet connection via satellite, satellite TV, 2 water storage tanks, energy-saving heating system.

Distances: Perugia airport 10 minutes, Umbertide 15 minutes, Assisi 25 minutes, Rome 2 hours

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
