This splendid estate is located in the heart of the Sienese countryside, among the rolling hills that open from the Val di Chiana towards the Val d'Orcia. In this beautiful setting, near a delightful medieval village in the province of Siena, we find the property dating back to the end of the 18th century, returned to its splendor after a careful and careful restoration. The property, consisting of the main villa and the farm, enjoys a unique position, easily reachable on foot from the village and at the same time surrounded by greenery and tranquility, with the fascinating panorama of the beautiful Sienese countryside. Not far away are Montepulciano and Pienza and the most renowned resorts of the Val d'Orcia and Val di Chiana; the nearby Siena, Arezzo and Cortona are also easily accessible. The villa and its farm are recognized by the cultural heritage as a heritage of historical, artistic and cultural interest. It is fascinating to know the history of this estate and the Villa, initially born at the end of the 18th century as the site of an important spinning mill, enlarged in the 19th century and embellished with refined decorations in the beautiful rooms and rooms to become the country residence of a noble Sienese family with a large park around and buildings for the Fattoria della Tenuta, with wine cellars, warehouses, barns, and deposits. Magnificent is the large park with centuries-old plants of rare beauty, the tall hedges of holm oaks, the avenue of cypresses, the huge lawn that opens towards the hills. The whole history of more than two centuries has passed from here, from Garibaldi who passing through the village camped in the olive grove of the farm, to the events of 1900, together with the transformation of our countryside, from sharecropping to contemporary businesses. The conservative restoration, carried out according to criteria inspired by the Fine Arts, further highlights the Estate's vocation. The Villa offers large and bright rooms, with splendid internal rooms rich in history. Inlays in wood, frescoes, arches, rooms with high ceilings make the rooms an elegant and refined environment. Developed on 4 levels above ground plus a basement, the villa has thirteen bedrooms characterized by very high ceilings, many of them have beautiful nineteenth-century decorations with floral and natural elements with walls painted in beautiful pastel colors. The furnishings are in the nineteenth-century style, with period furniture and objects and fine fabrics, which create an elegantly romantic and refined atmosphere. The bathrooms, some very large and with large windows, all have walls covered in important local travertine, even the design of the soft-shaped sanitary ware is late 19th century; the large showers, and the tubs/ showers with hydro massage, are decidedly current. All the bathrooms have a shower or a bathtub, and some suites have a shower and a whirlpool bath. The plains of the Valdichiana and the hills that extend up to Montepulciano and the Val d'Orcia are the beautiful scenery that surrounds the property. The 2.5-hectare land is intended for park and courtyard. Possibility to purchase additional land.

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
