A unique and inimitable villa on the lake, the mention of which is documented as far back as the middle of the 16th century, even then this beautiful building was described as a ”majestic building of the fifteenth century. “ Renamed ”Villa delle Rosa“ in 1821, the refined residence of noble families ”Villa Terzi“, retained its late Gothic decoration, and thanks to the first major restoration in 1842, its Gothic-Renaissance appearance was strengthened when the former small garden overlooking the villa was transformed in a beautiful garden. The villa is located right in the historic center of the town of Bardolino overlooking the main promenade and consists of three floors plus a tower with a 360 degree view.


The lakeside part of the villa includes the main living room with access to the garden, dining room and kitchen, various rooms, three large double bedrooms with bathroom, master bedroom with bathroom, living room, dining room and kitchen, two service bathrooms and an office. On the ground floor there are old vaulted cellars and some service rooms. At the back of the villa, overlooking the historic centre, interconnected but also with an independent entrance, there are two mini-apartments, each consisting of a living-dining room, a bedroom and a bathroom, as well as a multi-purpose room on the ground floor.


The interiors are decorated with exquisite and rare Biedermeier frescoes, while the rooms are decorated with natural decorations designed to create a sense of openness to the landscape and the view of the lake. In the main hall, where a large three-leaf window overlooking the lake stands out, there is a neoclassical Carrara marble fireplace with Doric columns, a Venetian seminato floor depicting the centaur Chiron, and a ceiling with allegories by the artist Filippo Nereo Vignola. At the end of the 1990s, the current owners, driven by a deep passion for antiques and love for the prestige of this unusual residence, completed major restoration works that, while fully preserving all the original character of the villa, adapted its functionality to today's times, also through skillful renovation the entire engineering part, which has recently been redesigned to the most modern and high standards.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • How does Tranio make money if your service is free for the clients?

        We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

        The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
