A panoramic pool, an expansive garden with stunning countryside views, and a private guest house are only some of this home’s amenities. Thanks to its great floorplan this country house can host up to 11 people in its many bedrooms, allowing for endless outdoor and indoor activities for you and your guests.

This stunning country house sits on 9250 m² of lush panoramic land, 1400 m² of which is fenced and has been turned into a manicured garden. Here you find 25 olive trees from which you can make your very own organic olive oil, as well as a gorgeous 5x10 panoramic pool providing the best hill views you’ll ever see. Outdoor living is easy in this country house – picture quiet relaxation under the shade of the patios, cold drinks by the pool on hot summer days, or charming pool parties overlooking the Italian countryside.

A couple steps from the main home you find this 40 m² guest house, showcasing the same level of comfort and luxury as the main building. It features an open-plan kitchen/dining area with adjacent pantry, which also enjoys outdoor access to the majestic patio. From there you then step into the large double bedroom and its adjacent bathroom which complete this amazing floorplan. This home is perfect if you’re having guests over and want them to enjoy their privacy while still feel included in the rest of the household.

Interior

You access this gorgeous country house from its panoramic patio. Turning left from the entry hall, you step into the light-filled living/dining area, which opens up to the patio through a series of French doors. This is the perfect room for hosting formal dinners — here you find gorgeous beamed ceilings, classic terracotta floors and a large table sitting up to 14 people. At the center of the home you spot the gourmet kitchen, which directly accesses the informal dining area. Its stone detailing on the walls, the timeless countryside home flooring and more beamed ceilings make the room feel like a classic Italian taverna. This floor also features an independent suite with double bed and ensuite bathroom, a storage room, and a bathroom.

The outdoor stone staircase leads you to this home’s upper floor, which is constituted by 4 bedrooms all with ensuite bathrooms. Each bedroom has its own access from the main hall and its own bathroom, and more beds can also be added if need be.

      FAQs
      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
