In the most beautiful part of Riga’s “Quiet Centre”, surrounded by Jugendstil buildings included in the Culture Foundation of UNESCO located the architectural monument of the 21 century.

TAL RESIDENCE – a tribute to the great genius, chess-player, citizen of Riga – Mikhail Tal, as well as to the traditions and history of the city of Riga.

Adventurism, ultimatism in decision-making, inexhaustible optimism and energy, accompanying Mikhail Tal on the journey of his life, became the source of inspiration and helped finding a reflection in architectural solutions for the creators of TAL RESIDENCE.

Exclusiveness of location and architectural solutions, as well as an underground parking lot – these are the unique advantages of the project. The openness and transparency of the building’s modern architecture allows its residents to enjoy an amazing view over the historical buildings of the neighborhood, all through the panoramic windows and vast terraces.

Apartment area: 66.59 — 133 m²

Modern design and the dynamics of building silhouette organically blend with the general architecture ensemble of the area – representing the history in its light glass façade, at the same time adding its rhythm of the new time. Visual lightness of structures has been reached by using panoramic glass elevators and seamless technology for façade glazing.

TAL RESIDENCE is located on landscaped grounds with an area of 1,149 m². In the 8-storey building there are 34 apartments. A place for concierge service and guest reception has been foreseen in the designer halls. All apartments of the luxurious residence will have spacious balconies, roof terraces and private territory. Apartments are offered with a free-choice planning and vast space. Option for joining apartments is possible even in the late stages of construction.

Heating from Rīgas Siltums are provided in the apartments. Each apartment have heat consumption meters set up in the basement premises, data of which will be sent to computers of the service provider. Apartments are equipped with heat convectors installed in floors, with a temperature adjustment option. The house is equipped with two panoramic noise-free designer elevators of high-speed, as well as a private underground parking lot. All apartments are equipped with the most modern fire-alarm system. Safety of residents is provided by a 24-hour security: video surveillance cameras, doorphones, apartments connected to the alarm with an output to the remote of the security company, access chip cards, automatic gates that open with a remote control.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
