A two-storey house with an area of 198 sqm, built in the style of Japanese minimalism.

Furniture and fittings for the whole house were ordered in Bali. If desired, furniture can also be sold.

The plot area is 900 square meters, with views of the ocean, volcano and eucalyptus forest. Around the house is a green lawn.

The walls enclosing the site are made of natural basalt stone and covered with ivy.

Entrance gates are automatic. For heat and noise insulation, the walls of the house are sheathed with a crust of Portuguese oak.

The house has three external terraces with ocean views.

Future owners of the estate can count on the assistance of the current owners of the estate (through their lawyers) in organizing the application for Golden Visa. The cost of the house allows.

Finished in 2020, on the ground floor the house has a bedroom, a dressing room, a living room and a dining room combined with a fully equipped kitchen (gas stove, dishwasher, oven, a refrigerator — all Italian-made equipment), as well as a bathroom with a wooden bathtub mahogany, double shower, double toilet and two washbasins-columns made of natural onyx.

The front door to the house is carved and made of tropical wood. The entrance hall is combined with a patio where the local endemic grows — a dragon tree. In the living room there is an oven inlaid with mosaic from stainless steel. In the dining room there is a podium for tea drinking.

The first floor has underfloor heating.

The second floor is an insulated attic with floor-to-floor windows and sliding doors. The attic is equipped with a kitchen island, a dining table for 10–12 people and a wide sofa. An external spiral staircase leads to the second floor from the garden. Two another stair are leading on the second floor from the bedroom and from the hall. On the second floor there are two open sites. An outdoor area of 16 m² for yoga and an indoor area with ocean view. Balcony which is in front of attic facing the Atlantic ocean and volcano Lagoa do Fogo.

Only 2 hours of flight time from Lisbon and you are in a different dimension — no mosquitoes, no cold, no industry, no ”demonstration of consumerism. “

Clean air, clean ocean and complete infrastructure for a comfortable, not fussy life.

The estate is located between the craters of the Sete Cidades volcanoes (18 km) and Lagoa do Fogo (8 km). It is located in the central part of the island, just 6 km to the city of Ribeira Grande with Santa Barbara beach and 12 km to Ponta Delgada and the airport. It is an ideal starting point for hiking, cycling and walking in the picturesque villages, surfing on the beach in Santa Barbara or for playing golf on the Batalha golf courses (3 km).

On the estate there is a place where, if desired, the new owners can lay a full-fledged swimming pool. The cost of construction varies from 20 to 30 thousand euros.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
