This excellent Scandinavian style house is located in a small, modern neighbourhood, on a hilly terrain south of Ljubljana — with views to the Slovenian and Austrian Alps. A spacious and bright house, built mostly of wood that blends together with the surrounding nature.

Integrated into the sloping hillside the house is built on multiple levels. Entrance is directly into a spacious hall, which ascends to a generous lounge. The lounge hosts a modern fireplace and large panoramic windows with magnificent views to the garden and the green surroundings.

Adjacent to the lounge is the large kitchen and dining area with views towards the mighty alps and to the city of Ljubljana. The dining room has access to an enclosed outdoor kitchen — facing the mountains and perfect for the summer-cooking and outdoor cool storage. A green upper terrace connects the upper level kitchen to the garden below. The very top level of the house features a gallery overlooking the main living room, a calm and comfortable space, well suited for a cozy office and/or a small library.

Descending from the entrance hall, the lower levels host the master bedroom with a separate dressing room and a luxurious bathroom. The master bedroom opens directly to the garden and the swimming pool with a built-in jet stream. The beautifully landscaped garden descends to a tranquil pond with running water.

The spacious guest wing of the lower level combines a second dining area/living room with its own kitchen and access to an independent entrance to the building — ideal for visiting guests. The guest wing also includes a wellness area with a Scandinavian sauna, an integrated jacuzzi, and a second bathroom equipped with a Turkish sauna and shower.

The basement level of the house features another double bedroom, a workshop, a utility room, a storage room, and a fully fitted modern boiler room.

The house is equipped with a high-end geothermal heating system coupled with a water-based wall heating system which maintains a high air quality and gentle room temperature with no need for radiators. Motorized sun blinds have been installed throughout the property. The property features purpose built bespoke lighting with dimmable soft lighting fixtures. The lights, heating and blinds can be controlled from the internet via a custom-made interface. The house has high-quality internet broadband connection installed and a small server room where data and power is configured. Intruder alarm is installed throughout the property.

The house has a spacious open two car garage situated next to the front entrance.

This is a rare house in an ideal location, a quiet, natural environment surrounded by forest, only 25 minutes drive from the center of Ljubljana.

As a condition of purchase, the seller points out that the buyer must reimburse the seller a part of the property sale costs in the amount of 2% of the property purchase price + VAT

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
