From our wide selection of well presented homes for sale Valencia, this villa has some of the best views in a scenic area of Real and is located a walking distance from the town centre. This property for sale in Real, Valencia is situated on the La Serreta Baixa urbanisation. This villa enjoys an elevated position with clear unspoiled, panoramic views on the mountains and over the three neighbouring towns of Real, Montroy and Monserrat. Between the three towns, there is a wide choice of bars, restaurants, sports centres and the choice of five different supermarkets. This villa has been built to a good standard complete with cavity wall insulation, double glazed windows, good quality tiling and internal carpentry for the doors throughout. At the front of the villa, there is a lovely covered terrace with arches. This is the ideal place to sit and enjoy a meal or entertain as it is a spacious area and with great views. Inside the villa, you have a nice lounge/dining room complete with a modern remote controlled pellet burner instead of the more traditional log burning stoves. The pellet burner system is more manageable and alot cleaner to run. These systems are expensive to purchase so this is a great feature to this property. The property is owned by a skilled builder, so you can imagine the care and work that has been shown with its features and building. The lounge/dining room has patio doors opening to a balcony railing where you can see the most wonderful views both during the day time and night. The dining area is open plan to the modern fully fitted kitchen. Then you have a wide passageway taking you to a family bathroom complete with a hydro-massage shower cabin. With four double bedrooms, two of which have integrated wardrobes. However, the owners have not been able to purchase the doors to the wardrobes in these two bedrooms at this time. Therefore this is one feature that must be finished by the new owner. This is easy to achieve and Azahar Properties can help you with this. The master bedroom has a triple wardrobe space and also an en-suite bathroom which is very well presented. Outside across from the front covered terrace, you have a very good outside kitchen area complete with barbecue area and masonry oven. There is a small terrace to the side of the villa also with a table and chairs. At the rear of the property you have the 6m x 4m swimming pool, currently there is no filter and pump system connected, but once again this could easily be achieved. Then, in the underbuild section of the villa accessed from the side of the property you have a garage which is used as a large entertaining room as it has been converted to have a tiles floor and a small kitchen. There is a complete bathroom on this ground floor and two separate room, which could easily be converted so as to make two further bedrooms. This space offers you the potential of having a fully self-contained two bedroom apartment, ideal for when you have visiting friends or family coming to stay. This property has a large plot of land. The villa sits centrally within fully fence grounds, then you have your own private access to two large wid trees. These large, soil terraces are big usable spaces giving you two large, flat garden areas to enjoy however you please. The property has a modern 24 hour monitored alarm system fitted and you also have broadband internet. Recently reduced in price by 10.000 Euros, this property is a very good offer not to be missed.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent. Take into account the length of the tourist season in the location you choose: in certain regions it will be easy to rent apartments out all year round, while in others it might only be possible to do so during the high season.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
