This townhouse is conveniently located just 15 minutes from the beach and 10 minutes from the large city of Alzira and is a typical example of a Valencia property for sale. The property is located close to Alzira that has shopping centres, restaurants, and a hospital. The well-presented town of Poliña de Jucar has all the amenities you would expect of a small town with a choice of bars, restaurants, shops and a good sports centre with two municipal swimming pools. With these amenities on your doorstep, you can integrate very easily into the Spanish way of life. The river Jucar pleasantly flows past the town and this is the ideal place to enjoy a river sidewalk, go cycling or running soaking up the landscapes and atmosphere. The house we have for sale in this town is a well presented four bedroom property. The main house is detached from other houses. You just have the garage to the side which is connected to the adjacent property. Therefore this is a very attractive property and located in a good neighbourhood. At the front of the house, you have a covered terrace before entering into the reception hallway. In this hallway, you have a very handy storage cupboard. The lounge/dining room is situated on the right-hand side and is complete with hot/cold air conditioning. This room is also installed for a log burning stove (which the owners have removed). A new log burner would cost in the region of 500 Euros and it is just as a matter of putting in place and connection to the chimney tube. There is a good size fully fitted kitchen complete with a granite work surface. This kitchen has a small breakfast/dining area which gives you a better idea of its good size and there is a back door taking you through to the garage. In the garage, you have a utility area, ideal for the washing machine and then at the rear of the house, there is a small terrace and log store. Also on the ground floor of this house, you have a bedroom complete with fitted wardrobes and a W. C. Upstairs on the first floor, you have a hallway complete with a Panasonic hot/cold air conditioning system, strong enough to provide air conditioning for the first floor rooms. There is also a bathroom with a bath and three double bedrooms located on this floor. The master bedroom has patio doors taking you out to a private balcony terrace and the bedroom has the chimney tube as a radiator which is a nice feature. As this is a townhouse, it is connected to mains sewerage and it also has fixed-line telephone and high-speed internet. The property is being sold and presented unfurnished. This is an excellent offer to buy a four-bedroom house with a garage and outside space, situated in a charming town with a river and close to the beach and close to a large city. I. B. I. =,340 Euros per year.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
