Ideally located in Vallvidrera, Barcelona, this majestic property, unique in its kind, enjoys incredible mountain views and has the perfect balance of current style and comfort and early 20th century charm. Decorated with elegance and exquisite taste, the house has been completely restored with great sensitivity and high quality materials, some of them of historical relevance imported from other countries. It preserves decorative and architectural details of the period, such as cornices, mouldings and high ceilings. While the abundant natural light, the immaculate white of the walls and the wonderful flow of the spaces provide a sense of spaciousness and well-being. The residence, of undoubted Noucentista style, has three spacious rooms, a loft that can be used as a bedroom and service area, with a bedroom and bathroom, which occupies the entire ground floor. It also incorporates multiple terraces and is surrounded by a genuine garden on different levels. The result of combining the minimalist and contemporary design of the furniture with the classicism of the balustrades and the pergola. Swimming pool, chill-out area, summer dining room, wine cellar and a spectacular library built into the rocks on the grounds. Undoubtedly, an oasis of peace and quietness to enjoy endless days in the open air, just a few minutes away from the center of Barcelona. This district is actually made up of three different, but contiguous, neighborhoods that belong to the district of Sarrià-Sant Gervasi. It is located in the middle of nature on the Collserola mountain range with wonderful views on both sides of the mountain. In its origins they were zones of summery and at the present time they have been consolidated like residential. Vallvidriera is a small town about 362 meters above sea level with a market, supermarkets, restaurants and stores. You can find apartment buildings and villas, some of them new and others of modernist inspiration. Many of these homes enjoy wonderful views of Barcelona and the sea. It is one of the most expensive areas of Barcelona, with exclusive properties, in a quiet neighborhood of natural beauty. The rest of the neighborhoods, extend through the forest. The Tibidabo area has some scattered houses and small towns. Its emblem is the park that bears its name and is an icon of the city and one of the most visited in Barcelona. The Les Planes district is made up of small residential areas with villas and towers, luxury houses and other simpler ones. The prices in this area vary depending on the quality of the building and its proximity to public transport, both railroads and buses. However, private transport, the most common in the area, has good infrastructure. Vallvidrera, Tibidabo and Les Planes will be your neighborhood of preference if you love life in the middle of mountain nature without sacrificing your proximity to the center of Barcelona. If your lifestyle is quiet and family oriented, in this neighborhood you will find the place to develop it both in a villa or tower further away towards the forest, and in the more urban area with its apartment buildings. Here, you have a choice.

      FAQs
      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
