Charming villa for sale with lovely views in Monserrat. This Valencia property is located just over 3km outside the town of Monserrat, with good access into the town from the Valencia side of Monserrat. The villa is elevated and you have a driveway passing up through the gardens after you enter through the double gates at the entrance. On the same level as the driveway, you have a garage which also has an outside kitchen to the side of it with an indoor barbecue. You continue from this level of the gardens up a small staircase to the upper level, where the swimming pool and villa are located. The villa has a 20m² covered terrace at the entrance and from here you have lovely views across the countryside. This front terrace has storage in the underbuild section of it which is very handy and there is a small door to access it. Inside the villa you have a lounge/dining room complete with a chimney fireplace, then adjacent to this there is the kitchen complete with a larder and a door taking you out to the side terrace. The kitchen would benefit from being modernised, but it is well located next to the side terrace overlooking the swimming pool. Leading from the lounge area there is a central hallway. This takes you to the three bedrooms that you have within this villa and a family bathroom complete with a shower. The swimming pool has a large terrace surrounding it and is complete with a filter and pump system. There is also a small water deposit structure at the rear section of the gardens to the villa which could easily be converted to a children's swimming pool or a jacuzzi. Azahar Properties have skilled builders and plumbers that can do all this work for you should you desire this. On the other side of the villa, there is another concrete terrace with a natural canopy shade from the large pine trees. This is the perfect place to escape the sun and sit and read your book enjoying a little shade. Within the gardens on the lower level, you have a good selection of trees, including orange, olive, and lemon. There are two additional storerooms on the right-hand side of the garden on this level in a detached building, previously used for animals. A charming Valencia property with lots of potential!

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
