Well presented four bedroom Valencia property for sale, a 10 minute drive from the town of Montroy. The property has a scenic backdrop of the rolling hills of the National park and distant views ahead with a private position that is not overlooked. This villa has generously sized rooms throughout complete with a large lounge/dining room with patio doors that open out to the wonderful 12m x 5m tiled swimming pool and terrace positioned centrally amidst beautifully lawned gardens. The property has been built to a high standard. High quality tiling and carpentry have been used together with double glazed windows fitted throughout, all complimented by tasteful decoration and with the added benefit of having a land-line telephone and internet connection. Leading from the lounge area brings you to a hallway which distributes to a bathroom and a lovely fully fitted kitchen which has views over the gardens to the pool. Upstairs you will find four double bedrooms, the principle bedroom is complete with an en-suite bathroom and hot/cold air conditioning. The second guest bedroom also has its own balcony terrace and there is a separate guest bathroom also on this floor. Off from the upstairs hallway there is also access onto an independent 70m² tiled balcony terrace. Back on the ground floor and to the right of the front entrance hallway you will find a wonderful snooker room, which is presented as equally high in quality and standard offering its own entrance at the front of the villa. This large room offers much opportunity as it could easily be divided up into making a lovely two/three bedroom apartment, a grand second lounge or just kept as a very desirable snooker room. To the side of the villa there is a new 15m² wooden garage/shed with a wide driveway leading down from the double gated entrance at the front of the villa. The swimming pool is located at the back of the property which is on a flat and beautifully landscaped plot. The pool itself is a wonderful size and is complete with pool lights, with a wonderful terrace for outside entertainment and from where to enjoy the gardens and views. This Valencia property is very desirable with its large rooms and high finish and sure to gain a lot of interest.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
