This magnificent property is located in the core of one of the best coastal towns in Maresme, just 36 km north of Barcelona and its international airport. Communicates with the city but at the same time with the best elements of a second home, such as the marina, the natural park and the golf club. Designed as its own residence, on a very flat plot of 1500 meters, the garden has decorative elements, a swimming pool with jacuzzi and children's area, an outdoor dining room, a practical shower area and a rest area. The more than 750 meters of the property are built in an avant-garde architectural style. The basement has a multi-purpose room for 4 cars, professional box, play area, family cinema and a complete loft with bathroom, kitchen and living-bedroom for service or guests. Downstairs is a spacious living room, dining room, four double bedrooms, full bathroom and original fully equipped kitchen with dining room and a large suite with a double dressing room and full bathroom. The upper floor is used as an open roof studio with terrace, panoramic views and sauna. Extras: home automation, glass elevator, sauna, etc. Sant Andreu de Llavaneres is a coastal municipality that stands out for its contrasts. Here you can enjoy the modern facilities of its marina, or admire its modernist architectural heritage, live its traditional festivals and enjoy its excellent cuisine. At the beginning of the 20th century, this town was a privileged place of second residence for the Barcelona bourgeoisie of the time, which has left it a character of summer resort and residence with a certain elitist air. In addition to being able to enjoy the Beach of the Station, in Llavaneres it is enjoyed the nature of forests of pines and oaks towards the Hill of Montalt, of its club of golf located between the best ones of Europe, and the modern sport port of the Balís. In the center of the village beautiful modernist and postmodernist houses were built in their time, as well as fantastic farmhouses. The most modern houses are spacious houses and villas that cover extensive grounds with gardens and swimming pools. Sant Andreu de Llavaneres is your perfect village whether you want to live or summer between the beach and the forest, if you enjoy sea sports and golf, where you can enjoy fiestas and traditions, or privacy with exclusive airs.

      FAQs
      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
