Magnificent cubic design house with garden, sea and mountain views. Newly built (2021), in a perfect location between the village of Sant Vicenç de Montalt and Caldes d'Estrac. The house of 314 m² built on a plot of 973 m² with garden and pool. It has two floors and consists of 4 bedrooms, 4 bathrooms and private garage. On the main floor, very bright, we find a beautiful terrace with sea and mountain views, a multipurpose room and a bathroom. The lower floor, we find the spectacular living room, open space, double height and illuminated by a large glazed opening with the pool in the background. There is also the fully equipped open kitchen, the three complete suites, one of them with access to the outside, a laundry room and another bathroom. It is worth mentioning the beautiful garden with its swimming pool, chill out area and barbecue. All the furniture of the house is custom designed and integrated. All finishes are top quality and can be finished to be determined with the builder, according to their offer of material according to the portfolio of the house. Well connected and close to stores in just 5 minutes by car. It is very well located as the location is unbeatable with beautiful sea views and leaving away the stress of city life, enjoying being very close to the sea just 5 minutes drive. This small coastal town of the Maresme region is located next to the mouth of the Caldetes stream, and is marked by its heritage of thermal waters since its inception in Roman times, and the passage of the Arabs. But this is not its only charm. Caldetes, as it is known, also has a valuable architectural heritage such as the Casa Ugalde and the modernist and noucentista style houses built on the Paseo de los Ingleses, on the seafront. The fact is that this town was the cure-all for many wealthy bourgeois of the 19th century who built splendid mansions as summer houses or residences. Another jewel: The Palau Foundation, which exhibits works by Picasso and Catalan painters. Caldes d’Estrac’s palm-lined promenade and Plaça Muntanyà fill its spaces with the local coastal life in this charming village. You can get interesting properties, mainly villas or luxury villas, townhouses or apartments by the sea that can be your permanent residence or your holiday property. Caldes d’Estrac is your perfect location if you want to be close to Girona and Barcelona, with a great quality of life, to enjoy the beaches and the magic recipe of its thermal waters. Here you can get the house of your life or your perfect vacation home.

      FAQs
      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
