We offer you the country seat, which had been belonging to the famous writer Erich Maria Remarque for 60 years. There is a lake-side manor house of 250 m², a beautiful garden of 1300 m² near the pier, a forest area of 7688 m² located just above the villa, a two-car garage and an outdoor parking for guests.

The villa was built in the early 1900s on the multi-level plot, slightly leaning towards the water. The building is located in the more elevated part of the plot directly on the rocks.

The architecture of the villa comprises numerous expressive details, large terraces and endless windows overlooking the lake, which particularly emphasize the beauty of the building and its excellent location.

Interior

The main floor with the entrance consists of a spacious hall, a living room with a fireplace, a guest bathroom, a panoramic terrace of 45 m² and a staircase leading to the upper and lower floors.

The ground floor consists of a kitchen-living room, a living room, a pantry, a hallway, another room, a bathroom, a boiler room, a cellar and a panoramic terrace of 74,5 m².

The upper floor includes an office with a balcony, a hallway, a bedroom with a private bathroom, another room with a bath, a large panoramic balcony where you can get from the rooms and the bathroom.

The ground floor opens to the lowland part of the garden which is adjacent to the shore with the bay for the mooring. There is a pier and a buoy right in the water.

The whole house is surrounded by a beautiful garden with lush vegetation. The composition of the estate also includes a forest area of 7688 m².

Equipment

The building was repeatedly restored with the conservation actions and managed to keep the charm of the interior. Currently the villa requires some renovation and modernization.

Advantages

The convenient location of the villa offers a magnificent panorama of 180 °, providing a view of Lago-Maggiore lake from Ascona and Locarno down to its Italian part where Cannobio and Tronzano are situated.

Location

Porto Ronco is a small quiet village in the romantic countryside. It is located just 3 km from the famous tourist town of Ascona, which is famous for its wonderful historical center, where there are numerous restaurants and shops, a golf course and a beautiful beach.

The village is located right near the lake and has a port, which is used by fishermen and boaters. In addition, there is a pier for water transport operating between the village and Ascona, Locarno, the Italian part of the lake. You can take a tour by boat to the islands of Brissago from here.

There are famous routes in the mountains in Porto Ronco.

The village is characterized by mild Mediterranean climate, which is protected by the mountain ranges of the Southern Alps. The village is located at around 200 meters above the sea level, so a lot of subtropical plants grow there.

4/5 part of Lago-Maggiore lake is located in the territory of Italy, and only the northern part is in Switzerland.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent. Take into account the length of the tourist season in the location you choose: in certain regions it will be easy to rent apartments out all year round, while in others it might only be possible to do so during the high season.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
