Bank financing is possible. The required equity capital should be at least 40–50% of the purchase price.
The tenant is a specialized operator (leader in the region) with about 10 facilities under management, including facilities under construction, in several German lands.
The lease agreement is valid for 20 years with the extension option for 2x5 years.
The operator will acquire the property at the end of 2020.
Notary (state registration) is 1.5 – 2%.
Acquisition tax is 6,5%.
The brokerage fee is 3% + 19% VAT (in total 3.57%).
