Greece Clarifies Property Eligibility for the Golden Visa with a €250,000 Investment Threshold

The recent circular has been issued detailing the types of properties that qualify for investment under the Golden Visa programme.

It is possible to obtain a Golden Visa for investment of 250,000 euros or more under the main conditions:

  • Conversion of non-residential properties into residential ones, which must be completed after April 2024.
  • Investment in an industrial building that has been converted into a residential one, as long as there has been no industrial activity in the building for the last five years. This condition does not extend to other non-residential properties, such as offices.
  • Investment in properties requiring restoration or listed buildings.
  • Only one property may be selected, with no restrictions on area or location. Previously, the minimum investment threshold in popular areas was set at 500,000 euros.

Currently, Tranio’s Greek department is working on identifying and legally vetting projects that meet the new Golden Visa criteria. Most properties available on the market do not fulfil all the requirements, resulting in a limited number of suitable buildings in the country.
